5. Docket No. 0803tJ037 CA: North Mcddian Medical Pavilion
The applicant seeks approval to amend prior commitments regarding signage. The site is located at
12188 N. Meridian St. and is zoned B-6/Business within the US 31 Overlay.

Currently, the site's signage is mainly Olientedtoward US 31, with wall signs and ground signs. The
applicant seeks approval to alllend a portion or the commitmcnts (regarding signage permitted on site)
associated with the oliginal North Meridian Medical Pavilion project approval. The commitments were
made to the Plan Commission Linder Docket No. 04050053 DP/ADLS and were approved on October 5,
2004. Please rcad the petitioner's informational brochure for more detail, especially the Background and

Approximately four years ago, the property owners of this sitc were informed that Illinois Street would be
built by the City within a few years. I.n 2004, prior to the construction of Illinois Street, Lauth obtained a
variance (Docket No. 04110022 V) to allow two tenant identification signs on each building facade along
US 31, to relocate the signagc that would be ~djowecl for IlIi nois St. However, with the final construction
of TIli nois Street, people are usi ng it more frequently and the applicant feels it imperative to have signage
facing the street.
The proposed ground sign will be the only signage (other than exempt directional signage) facing Ulinois
St. Some BZA members diclnOI h~lve an issue with the nllme of the development on the sign, but
individual sign panels fOl' each lenant were pushing the envelope. Some felt that there was no compelling
reason for this variance because a variance was already granted to eliminate the signage on Illinois Street.
Ultimately, BZA variance Docket No. 08020019 Y was approved as amended, for a maximum sign height
of eight feet and fOllr tenant panels on the sign.
At the May 20 Plan COJllmission meeting, there were not enough members present to vote to suspend the
rules of procedure Il1 order to VOle on the petition that same evening. However, the commission did vote
(7-0) to gi ve the speciaJ studies committee the power 10 cast the final vote.
Outslanc\i ng comments/concerns from Staff:
1. If approved, the new sign design will n:quire ADLS Amendment approval by the Special Studies
Committee.
After all comments and concerns are addr"essed, the Depl. or Community Services recommends the
committee vote to appruve this iteul with the cundition that nocs receives a copy of the recorded
commitments.
