tH. Docket No. 08030037CA: North Meridian Medical Pavilion
The applicant seeks approval to amend prior commitments regarding signage. The site is located
at 12188 N Meridian St. and is zoned B-6/Business within the US 31 Overlay. Filed by Paul Reis
of Bose McKinney & Evans for Meridian Medical Partners, One, LLC.
Currently, the site's signage is mainly oriented toward US 31, with wall signs and ground signs. The
applicant seeks approval to amend a portion of the conuuitments (regarding signage permiaed on site)
associated with the original North Meridian Medical Pavilion project approval. The commitments were
made to the Plan Commission under Docket No. 04050053 DP! ADLS and were approved on October 5,
2004. Please read the petitioner's informational brochure for more detail, especially the Background and
Description of Request section.
Approximately four years ago, the property owners of this site were informed that lllinois Street would be
built by the City within a few years. In 2004, prior to the construction of lllinois Street, Lauth obtained a
variance (Docket No. 04110022 V) to allow two tenant identification signs on each building facade along
US 31, to relocate the signage that would be allowed for lllinois St. However, with the final construction
of Illinois Street, people are using it more frequently and the applicant feels it imperative to have signage
facing the street.
The proposed ground sign will be the only signage (other than exempt directional signage) facing llIinois
St. Some BZA members did not have an issue with the name of the development on the sign, but
individual sign panels for each tenant were pushing the envelope. Some felt that there was no compelling
reason for this variance because a variance was already granted to eliminate the signage on Illinois Street.
illtimately, BZA variance Docket No. 08020019 V was approved as amended, for a maximum sign height
of eight feet and four tenant panels on the sign.
Outstanding: comments/concerns from Staff:
1. Please provide a filled ouUnotarized affidavit of notice of public hearing (see application).
2. Provide the notarized Affidavit of the Public Notice Sign Placement; see application.
3 Provide a copy of the Official List of Adjacent Property Owners from the Hamilton County
Auditor's Office.
4. The petitioner should provide a compelling argument as to why the sign age is now needed on
illinois Street, given the history of the sign approvals for US 3 I.
5. If approved, the new sign design will require ADLS Amendment approval by the Special Studies
Committee.
The Department of Community Services recommends the Commission vote to suspend its rules of
procedure and then vote on this item, after aU comments and concerns are addressed.
