The approval of this va riance will not be injurious to the public health, safety. morals and general welfare of the community because: The proposed use is permitted in the zoning district. Operation of the school is compatible with other uses in the vicinity. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed use will not create a significant impact on adjacent uses. The surrounding properties are principally commercial in use. The building will not be altered in any significant way 3_ The strict application of the terms of the Zoning Ordinance to the propertywill result in practical difficulties in the use of the property because: Strict application of the standard would prohibit this appropriate land use from being permitted on the site.
