The approval of this va riance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposed use is permitted in the zoning district. Operation of the school is compatible with other uses in the vicinity. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed use will not create a significant impact on adjacent uses. The surrounding properties are principally commercial in use. The building will not be altered in any significant way. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use ofthe property because: Strict application of the standard would prohibit this appropriate land use from being permitted on the site. The proposed school is a desirable use to occupy the existing commercial structure on the property in its existing configuration.
