CTRWD's main concern is wi.th the separation of the Western most
building. Sanitary sewer infrastructure was built so that plumbing would
be run through the interior of the building exiting at the East side.
Also this development will not be able to proceed until the sewer
dedication of Phase 1 and 2 are completed in their entirety by Equicor.

The following letter represents comments for tlus project specifically addressing the area of alternative
transportation. 1 have reviewed the drawings subnutted for the April 16, 2008 Teclmical Advisory Committee
meeting and offer the following comments:
AL TERNATIVE TRANSPORT A nON REVIEW COMMENTS
1) Please refer to the City ofCarme!'s Parking Ordinance in order to determine appropriate number, locations,
specifications and construction details for bicycle parking.
2) Please consider including long term covered bicycle parking with this development.
3) Please indicate ADA compliant handicap ramps at all crossings
We request that all responses to our comments be provided in writing. Failure to provide written responses may
rcsult in delay of the review process.
It is critical that this oilice be made aware of all modification made on the plans being re-submitted, particularly if
any such changes are considered "new" or fall outside of our previous reviews. Please provide revised plans
indicating all revisions. Please notify us of any changes and specifically state any changes, including changes
resulting from Plan Commission, Special Studies or other committee meetings.
The Department of Community Services reserves the right to provide additional comments based on subsequent
reviews.

We have reviewed the plans submitted to the Hamilton County Surveyor's Office on April 4,
2008, for this project and have the following comments:
1. The proposed project falls in the incorporated area and MS4 jurisdiction of the City of
Cannel.
2. The propo;;ed project DOES NOT fall in a Carmel Wellhead Protection Zone.
3. The proposed project does fall in the W.R. Fertig Regulated Drain Watershed.
4. We bave no concemsor comments in regard to the final development plan approval.

Thanks for your message below. With respect to items 1 and 3, vye,were planning on leaving the
tinallandscape plan approval to the discretion of the Director of DOCS.W e will nonetheless work
with Scott Brewer in this regard. As to the parking along 116th, we expect to buffer the same by
extensive landscaping along th~ l16th street ROW. We realize the proposed final site plan does not
reflect that but the landscape plan will. Let's discuss if you think this may be a problem.
Weare preparing a summary of the parking spaces in order to reflect our compliance with the
Ordinance requirements. We will get that to you very soon. Please call at your convenience if you
would like to discuss.

Hello, Zeff: in looking at the proposed changes, and as I already relayed to Larry Hafetz in November 2007, please
note the following:
1.) Please look at Chapter 2.1 O.A of the PUD ordinance Z-484-05. Parking is only allowed at the rear of buildings.
2.) In addition, chapter 2.10.0 requires 436 parking spaces for this proposed 12,000 s.f. building. Please provide
Staff with a parking breakdown chart for the whole site to show that it meets the parking requirements. For this new
building, I only counted 37 new parking spaces. You may need variance approval for the reduced number of
parking spaces.
3.) DOCS will also need a revised landscape plan. Scott Brewer, City Forester, will also have to review/approve the
