Hancock, no later than NOON, Friday~ May 23. If filing fee and materials are not delivered by this time, this
application will be continued to the July 1 meeting.
5. This Item will appear on the Tuesday, June 3 agenda of the Plan Commission Special Studies Committee at
6:00 pm in the City Hall Caucus Rooms, Second Floor.
PETITIONER: refer to your instruction sheet for more detail and please address the following review comments:
1} On the site plan, show the future plans for the roundabout at the future Illinois Street and 106lh Street.
2) 'Please work with the Engineering Dept on commitments for road right of way, possible pedestrian path, and the
encroachment of the parking spaces into the future road right of way; contact Gary Duncan at 571-2441.
3) The landscape plan will be reviewed/approved by the City Forester, Scott Brewer.
4) EIFS mayor may not be permitted in the overlay; see zoning ordinance Section 23B.09.8.
5} Please provide color building elevations and/or color renderings.
6} Please provide more detail on the signage, such as dimension, colors, illumination, etc. of each sign (south
facing and east facing). Also, please review the sign regulations of the zoning ordinance for a multi tenant
building: Section 25.07.02-09 and 25.07.02-10. Variance approval from the 8ZA may be required.
7} Also, variance approval from the BZA may be required for the signage oriented east; please show/label the
future Illinois Street road right of way to show that the future east facing signs will face a public road.
