DEPARTMENT REPORT
October 3, 2006
1. Docket No. 06080006 ADLS Amend: Opus Landmark @ Meridian Phase II
The appl icant seeks approval for the construction of a 124,215-square foot, four-story
office building in till existing office park, and alterations to a previously approved
landscape plan.
The site is located at 10333 North Meridian Street and is zoned B2.
Filed by Steve Foster of Opus North.
The applicant seeks to revise their plan for the construction of a different building than was
originally approved for this site. Given this structure has a new footptint and size, the associated
landscaping, parking and lighting has changed as well.
The proposed building matches the style and design of the recently constructed Opus office
building to the north. This structure was originally proposed to be the southern most building on
the site (Building C). The petitioner now wishes this office to be the central building (essentially
a swap in building pads).
The landscape plan for the new layout is still being reviewed. Staff will present comments from
the Urban FOlTester at this meeting. Weare working to confirm the same number of plantings
and species are presented in the new plan. If such is the case, we will SUPP0l1 this alteration.
The petitioner also seeks to amend the approved landscape plan for the north building. The
original proposed entry on this site has been altered to provide access to the adjacent hotel site.
While staff supports the access between sites, the reduction in approved trees and plantings is not
acceptable. Given the alteration of this planting area, displaced trees should be planted
elsewhere on site (and identified on a revised plan).
The Department recommends that this item be continued to the November 2nd Special
Studies Committee Meeting. If the landscape plans arc revised to identify the same
number and species of plantings from the original approvals, the Department will
recommend this item be approved.

Opus will not be able to attend the meeting on 10-3. We are still in the same situation that came up last month,
which is a decision from INDOT on the interchange. If we need to provide a ROW at 126th St it-will affect the
entire submittal that we have already submitted. I apologize for any inconvenience on your end.
