The real estate is zoned for mixed-use development and is a part of the Old r : , I U Meridian District. The existing Stout Shoe Store, originally a Burger Chef drive-in restaurant (which will be demolished as a pa1i of redevelopment) is located on the u , 1 U U U north end of the real estate. Two buildings are proposed as a part of the development, both facing Old Meridian Street. The north building, proposed for retail use, will contain 8,240 square feet (lOO'long by 80' deep on each end; 86' deep in the middle) on one occupiable floor, although the exterior mimics a two-story building. The south u building, the larger of the two, contains approximately 20,640 square feet on two u occupiable floors, and is 129 feet long by 80 feet wide, and is 30 feet in height. u u u [J u u u The Buildings will be constructed with an exterior consisting of a combination of brick, drivit, and glass, the south building approximately eighty percent (80%) brick and the north building seventy-five percent (75%) brick. From an architectural prospective, the design of the buildings was inspired by existing buildings on Massachusetts A venue in downtown Indianapolis, including the existing Stout Shoe building, built before the turn of the last century, and the u u o o U r 1 U I.l U U Massala building, a neighboring structure across the street and to the west of the Stout Shoe Store on Massachusetts Avenue. \ i U o U U J U o o u u o One hundred six (106) parking spaces are provided, forty-nine (49) required by ordinance. Identification signage will be limited to building signage, with individual tenant signage located within sign bands three (3) feet high, limited to eighty percent (80%) of each occupied bay. Identification signage will either be back- lighted or lighted by gooseneck lights building mounted above the sign band. Landscaping is proposed as depicted on the Landscaping Plan. Unfortunately, existing trees on the site are not preservable. The proposed development represents Phase I of a two-phase development. The second phase will consist of single three-story building to be built at the intersection of Main Street and Old Meridian Street, with three occupiable floors, the first floor retail/commercial and the upper floors office/residential. The phasing of the overall project is dictated by several factors, including the fact the south building to be constructed as a part of Phase I will be occupied, in part, by the relocated Stout Shoe Store and a companion New Balance Store. Also, construction of Phase II cannot be commenced until the existing veterinary cl i ni c, which is proposed for relocation to a new building to be constructed on Old u u o LJ U U U Meridian Street south of Main Street, is vacated. Prospective tenants for Phase II have also yet to be identified. Variances have been granted by the Board of Zoning Appeals to pennit the proposed development, including variances from setback requirements, restrictions n u imposed by the Old Meridian District Master Plan respecting minimum building frontage and proposed building locations in consistent with the Adoptive Illustrative Plan. Variances related to the north building respecting height, number of occupiable floors and percentage of occupancy by retail uses have also been granted. The proposed development plans have been the subject of a preliminary review by the Special Studies Committee, resulting in recommended changes to the exterior of the south building and landscaping, such suggestions already incorporated in the proposed development plans included herewith. u o u u u u u o u U r-l U 295082-1 (7285-000 I) I.
