1. The premises in question is, particularly Physically suitable for the proposed Spedal Use because:

adequately handle the intermittent traffics small church will create.

and its anticipatecleffect on surrounding property values because:
a'church facility is typically viewed as a welcome neighbor. The church's size and desion
will be compatible lJ,Iith surrounding single-family homes.
