Cannel Dr. It is zoned M-3, Manufacturing Park District for unified preplanned manufacturing and other compatible land uses within a park like setting. Filed by Paul Reis of Bose McKinney and Evans, LLP. General Info: The petitioner is requesting permission for a ground sign identifying the address of the building. The new building already has Plan Commission approval (Docket No. 0702003 DP/ ADLS) for this sign. A variance was needed because it is an additional sign and there is no specific type of this sign identitied in the Ordinance. Analysis: This sign would generally be considered an incidental sign, however it is 6 sq. ft. and 3 sq. ft. is the maximum size allowed for incidental signs. It will be located close to Carmel Dr. to identifY the building, which is set back a considerable distance (260') from the road. The sign will be 3 feet tall by 2 feet wide, will be finished to match the metal shingles and fascia of the building, and will not be illuminated from within. It may have external spot lighting. The petitioner needs to confirm this. Findings of Fact: Prohibited sign. 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the sign will be constructed and located on the site so that it will have no impact or effect on the vehicles traveling on Cannel Drive adjacent to the site. 2. The use and value of the area adjacent to the property included in the variance will be not affected in a substantially adverse manner because: the sign is only 3 feet high and 2 feet wide, it is architecturally complimentary to the building on the site and designed to be complimentary to the other adjacent commercial properties on Carmel Drive. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: the Ordinance does not provide for this type of sign age. Patients, visitors and clients of the professional tenants of the building on the site may pass on the site because there is no addressing references for the vehicular traffic traveling along Cannel Drive and coming to this building. . Recommendation: The Dcpt. of Community Services recommends positive consideration of Docket No. 08050003 V after all concerns have been addressed.
