There wiU be no structural changes needed. Since there will only be 3-4 cars we do not need to expand the cutrentdriveway. As you can see from the survey, there is a small asphalt turnarOlmd that will easily accommodate the 1 or 2 cars that will not fit in the garage. Since my business has no customers that come to my office, we will not need any additional parking. Since the nature afmy business is not conducive to attracting any walk in business we do not need any lighting or signage. Thus keeoina the look] 00% residential. We will not require any additional drainage, landscaping or any additional proposed structures for an.y reason. Regarding docu.m.entation supporting this proposal: I would like to start by saying I am by no means trying to disrupt Carmel's zoning plans. J am only trying to find a place to hang my hat. It is my desire to ful.fill any and all of your requirement to allow me to operate my business. I have been in business for over 2S years and am now in need of a bit larger facility. The reason T desperately want a house to work out of is the fact I can. not afford the cost of a commercial site. I have looked for th.e past year a.l1.d everytbing up north (which is where me and my co-workers live) costs at least $350,000 or more for a fa.cility as large as we need to operate our business. Paying rent is an option but nota very good one because rent in th.e Carmel area 1ur the square foota.ge needed is around $2,000 and mote a month. I can not afford this, we simply do not have the funds. And, I would really like to have something tater 011 down the road 1. could call mine so I would really like to buy something. !his would not be possi.ble if I paid rent. 1 feel like I'm stuck with no where to go. I realize the area is currently zoned residential at,d 1 plan to keep the house looking 100% residential ( I keep a very nice yard and love flowers) I have noticed 3-4 houses ha,ve been for sale on this stretch of 1161h street for as long as two years. The house I am looking at has been on the market for ato1.J,l)d a year and the real estate person said they have shown it over 40 times with no interest because of the noise on 1 16th . I appeal to the hoard to allow me to operate my business here because as time passes this section will truly becQlJ1.e nearly impossible to live in because of the increasing traffic and n,oise, B\lt J will add my business wi,ll positively not contribute to the traffic because there is little coming 311d going with me and my coworkers. The Board is aware of what happens to houses that no one wan.ts to buy and they become rentals. This is an unsightly proposition for both the neighbors and the city of Carmel. The neighbots I have spoken with are concerned that the properties on 1 16th will become rentals, thus driving their property values even lower than. what they llave been d.eclining to. This is a reasonable assumption. As you probably know there are several houses on this street that are in declining states, They are concerned as well that after living in their houses for as long as 32 years, the biggest investl11ent of their lives could be dwindling from under them. If I am allowed to operate my business I will keep the property valLles higher by maintai.ning the place, the city will be happy because the property will <::ot,tinue to have a residential look, thus keeping with the city's plans. Just to let you know, I currently do eat b.fast and lunch at my office now. When it snows I sleep at the office instead of fighting the traffic back and forth and when 1 am working late I stay at the office too. I am willing to comply with any and all conditions the board suggests to a110w me to continue my business. If: you want to put certain conditions on the zoning l1tstead of giving me tbe entire variancl:l, I am fin.e with this. All I want is to be able to have some place I can work until I retire.
