We have reviewed the construction plans submitted to the Hamilton County Surveyor's Office
on February 15, 2008, for this project and have the following conunents:
1. This project falls within the incorporate area and MS4 jurisdiction of the City of
Carm.el.
2. This proposed site DOES NOT fall in a Cannel Well Head Protection Area.
3. This proposed project falls in the Vernon Asher Rc;gu1ated Drain Watershed.
4. Detention for this ~ite is included in the master detention plan for the Proposed Office
Building compJeted by Mid-States Engineering as Job 111- I] 86.
S. Please submit the fOllowing procedural items to this office, outlet pennit (1 indirect)
for the discharge to theVernon Asher Regu)ated Drain. The application is available
on our website at http://www.co.hamilton.in.us. go to Depamnents, Surveyor, and
F Ot'1i1s.
6. Based on the ex:isting easement and previous non-enforcement on this parcel for the
Vernon Asher Regulated Drain, no new landscaping can be planted within 30~ of the
center! ine of the regulated drain. You might also keep in mind that if maintenance
work is ever required on that drain, the existing vegetation will be cleared and not
replaced, so additional buffering al,ong the southern edge of this project may he a
good battier for the future.

The following letter represents comments for this project specifically addressing the area of alternative transportation. I have
reviewed the drawings submitted for the I\'larch 19, 2008 Technical Advisory Committee meeting and offer the following
comments:
AL TERNA TlVE TRANSPORT A TlON REVlEW COMMENTS
I) The City of Carmel Parking Ordinance requires new developments to include bicycle parking. Bicycle parki ng
spaces are required at a rate of five (5) bicycle parking spaces per one hundred (100) automobile spaces with a
minimum of four (4) spaces. Please revise your plans to show these bicycle parking spaces on your site. Please
see the City of Carmel's Parking Ordinance in order to determine appropriate locations, specifications and
construction details for the above.
2) P lease connect all internal sidewalks to perimeter sidepaths.
3) Please conslder implementing concrete or asphalt walks to replace the gravel walks.
We request that all responses to our comments be provided in writing. Failure to provide writtcn responses may result in delay of
the review process.
It is critical that this office be made aware of all modification made on the plans being re-submitted, particularly ifany such
changes are considered "new" or fa]] outside of our previous reviews. Please provide revised plans indicating all revisions.
Please notify us of any changes and specifically state any changes, including changes resulting fr0111 Plan Commission, Special
Studies or other committee meetings.
The Department of Community Services reserves the right to provide addltlOnal comments based on subsequent reviews.

will make additional comments on March 19. Please complete the following items:
Remember to include the DP application Findings of Fact sheet in your info packets.
Bring material/color samples to the Plan Commission meeting.
Provide the filled out notice of public hearing page of the application.
Provide the filled out and notarized affidavit of notice of public hearing page of the application.
Provide the filled out and notarized Public Notice Sign Placement affidavit page of the application.
Provide a copy of the Official List of Adjacent Property Ovmers from Hamilton County Auditor's Office.
Please provide copies of the Letters of Transmittal to TAC members and your correspondence with them.
On the cover page, please show the address as being Pennsylvania St & l08th Street, not III tho
Provide your site plan overlaid upon an aerial photo.
Place floodplain statement on Sheet C 100 - Existing Conditions.
