EXPLANATION OF ZONING WAIVERS
The real estate that is the subject of this request is zoned B-6 (Business) and it is
located within the Home Place Overlay/West Home Place Commercial Corridor - Higb
Intensity Area.
The Applicant proposes to build a full service hotel on the property and due to the
property's unique layout and shape, certain zoning waivers from the applicable Overlay are
required to construct the hotel.
Chapter 23 E of the Zoning Ordinance sets forth various requirements for the Home
Place Overlay/West Home Place Commercial Corridor - High Intensity Area, such as the
following:

1. Chapter 23E.~ Building Orientation - All buildings must face a public street.
For the proposed botel building associated with this project, due to the layout of the parcel,
the main entrance to the hotel building will not be facing a public street. Instead, the side
elevation of the hotel building will be facing toward Pennsylvania Street.
At the present time, the Applicant believes the above waiver is the only zoning
waiver that is required for this project. However, after the Staff reviews the proposal, if it is
determined that additional waivers are required, the Applicant will supplement this
application accordingly.

overlay requirements and a modiiication of a prior zoning commitment to the
Plan Commission, and (iv) any other approvals that may be required or
deemed necessary by the Applicant to develop and utilize the Real Estate
