The applicant seeks to create a~2 story office/retail building with underground
parking on 3 acres. The site is located at 200 South Range Line Road and is
zoned C-2/Old Town Distnct. ,
Filed by Pedeol' Residential, LtC.
The applicant seeks DP/ ADLS approval of appi'oximately 104,000 square feet of retail and office
space with underground, surface and on-street parking on approximately 3 acres. The project will
also provide an additional east-west connection: between Range Line Road and First Avenue SW.
The Carmel Redevelopment Commission approved all aspects of the project. The Technical
Advisory Committee lastreviewed this project in May of2007. On November 1911\ 2007, the
Carmel City Council rezoned this property to the C-2/City Center District.
DOCS comments/concerns:
1. Please indicate future plans for the additional parcels at the South end of the site.
2. The City Forester has suggested species substitutions to better fit the planting areas and
minimize future maintenance. Plcase also refer to the planting details suggested by the
City Forester.
3. Please confirm. the type. of glass lIsed (transparent, min"ored, etc) at ground floor windows
and doors.
4. The number of Bicycle parking spaces meets the ordinance. Please also consider
including bicycle parking as part of the Streetscape along Range Line Road in a manner
similar to Main Street.
The Department of Coinmunity ServiCes rec'ommends the Hearing Officer approve this
item after all comments and concerns are addressed.
