PROJECT DESCRIPTION Children's Wing Remodel & Addition: The expansion of the Children's area includes a remodel of the ground level education wing and a two- story addition (ground and lower levels - 14, 700 SF) located at the east end of the existing wing. The ground level remodel aren provides access to the expanded Children's facilities and includes new infant and. toddler areas. The ground level addition will provide classroom.spaces for two-year olds through kindergarten nge The lower level addition provides classrooms for first through fifth grade children. Narthex & ResourceJRefreshment Center Addition: The Narthex & Resource/Refreshment Center (RRC) addition is approxirnately 4,63.0 squnre feet in area. The Resource/Refreshment Center will provide addition<ll space for functions presently included in the existing narthex space. The RRC will include an area for the display and purchase of tapes, CD's, books and resources for Christian education. In addition, an area will be provided for the purchase of refreshments induding specialt:y coffees and snacks. Youth Worship and Recreation Center: The new 10,575 square foot youth facility is designed to provide space for 200 persons seated at tables or 400 persons in chairs. The building includes youth worship space, group study areas and a food service facility. A deck will be provided on the south side of the building overlooking open recreational space including new basketball and volleyball courts. Access to the main building entrance is located on the ,west side of the existing youth "barn" and will be through a bridge structure that spans an existing drainage swale. Maintenance Building: The new maintenance building is a 4,000 SF pre-engineered steel structure. The building will include , space for maintenance offices, repair area, general storage and lawn equipment. U D U 0 D [J D 0 D D 0 0 0 0 ..0 0 0 0 0 u U PROJECT N ARRA TIVE Exterior Building Designs arid Finishes: Children's Wing Addition: The building exterior will complement the existing architecture. Exterior materials will consist of smooth and split-face concrete masonry units, face br.ick and Elf'S (exterior finish and insulation system). Colors will, in general, match the existing building. A new accent color will be used fur the EIFS ;.vindow panels, the clerestory tower and the curved parapets on the ruof. A height variance has been requested for the clerestory tower (40' high) and the curved parapets (36' high). See enclosed drawings of building exteriors and photographs of model. Also enclosed is a photograph of the existing building face brick ,and block to be matched in the addition. Narthex & Resource/Refreshnunt Center Addition: The building exterior will complement existing building finishes. The exterior wall consists mostly of storefront glazing with some face brick and EIFS. A canopy is proposed at the main building entrance, at , the exterior entrance to the Resource/Refreshment Center and along the walkway at the entrance, Steel columns will support the canopy, and the canopy fascia will be metal. See enclosed drawings of building exteriors and photogra phs of model. Youth Building: The youth building is a pre-engineered steel structure with a conventional steel frame for the entrance lobby. The building exterior wilJ be comprised of a concrete masonry base, consisting of S11100th and split-face units, with metal siding above. The metal siding color will be gray. The roof system will also be metal. The entrance lobby will be a glass curtain wall on three sides. See enclosed drawings of building exteriors and photographs of model. Maintenance Building: The maintenance building is also a pre-engineered sb'ucture. The exterior finish of this building will be metal siding from finish grade to roof. The color will match the neutral gray color used on the youth building, General Site Development: New site development is minimal. A new sidewalk ;.vill be provided along 131st Street as required by the City of Carmel. V ehicula r circu lation wiII be extended to provide access to the new maintenance building. Existing play eq uipment wiII be relocflted to the northeast side of the Children's Wing addition. See enclosed Site Layout Plan. . [J D 0 .0 0 0 0 0 D U D 0 0 0 0 0 0 D D u U PROJECT NARRATIVE Landscaping: Landscaping will include shrubs, groundcover, shade trees, and smaller ornamental trees, bulbs, and low-maintenance perennials and grasses. Existing trees will be preserved to the extent possible. New plantings will supplement the existing vegetation and frame views within the property, add evergreen i'lnd deciduous screening of views from the property to the west, and provide a human scale to the buildings. Extensive perennial and grasses plantings surround the youth facility entrance plaza to create visual interest and a sense of place. These plantings include ornamental grasses of varying heights, t!"xhlres and colors as well as flowering perennials to provide color. See enclosed Landscaping Plan. Site Drainage: The existing site is divided into three (3) overall drainage basins. Currently, a small portion of the site drains to the northwest corner of the property. The majority of the site is undeveloped and drains to the east by sheet flow down the hillside. The remaining developed '16.7 acres of the site flows through an existing dry detention pond located to the south of the existing youth "barn". This dry detention pond w.as constructed in conjunction with the main church building and parking areas. Storm water from the existing developed portion of the site is detained in this pond and released through an existing 'l5-mch CMP and sheet flows to the east toward Hazel Dell Road. . Proposed site improvements of this phase are contained within the 16.7 acre drainage basin. The proposed drainage system utilizes the existing drainage patterns and existing dry detention pond constructed for the initial development. The proposed improvements of this phase add 0.8 acres of impervious area to this basin. Calculations indicate that the existing dry detention pond can be easily modified with minor grading alterations to accommodate the additional runoff caused by the new construction. Peak flow runoff amounts and maximum pond elevations for a IOO-year storm event are virtually identical for both pre and post developed drainage basins. Site Utilities: Sanitary sewer for the youth facilities wiII connect to the existing on-site gravity sewer by means of a force main from a new lift station located adjacent to the new youth building. The sanitary for the new Children's wing and the ResourcejRefreshmentCenter will also be connected to the new gravity line. Domestic water and fire protection services for the proposed building additions will be extended from the original building services. The proposed Narthex and Resource/Refreshment Center will be located in the area of the domestic and fire service laterals to the existing building, therefore, llew domestic water and fire service laterals will be provided from the existing 'lO-inch water line. The line to the existing Siamese connection will be routed around the building addition. A new 6-inch water service will connect to the existing water main on BIst Street and be extended along the west property line to the new youth and maintenance buildings. This water line will provide domestic and fire protection services. New gas, electric and telephone services will be provided from 131st Street to the new youth and maintenance buildings. Poles and lights will be similar to the existing site lighting fixhues - using directional down. lighting (minimizing light pollution projected upwa'rd). Bollard type fixtures, similar to the existing, will be used along walkways. Lighting is also proposed for the new basketball and volleyball courts.
