1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
BAKERY, COFFEE SHOP & WEDDING ARRANGEMENT
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
VERY HIGH QUALITY BAKERY, COFFEE SHOP, WEDDING AND SPECIAL
OCCASION CAKE DECORATION AND WEDDING ARRANGEMENT WILL
ATTRACT MORE PEOPLE TO CARMEL ART DISTRICT.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
THE FRONT PORTION OF THIS UNIT IS ONLY 16xl1 WHICH IS
VERY SMALL FOR A BOVE PURPOSE. WE WOULD LIKE TO USE
THE SECOND FLOOR, THIRDFLOOR(LOUNGE AND OFFICE) AND GARAGE
FOR BUSINESS PURPOSEISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.

following action regarding the Developmental Standards Variances (V) filed by you for tbe properties
located northeast of Third Avenue NW and Main Street.
TABLED: Docket Nos. 08030014 V, 08030015 V, 08030016V, 08030026V, 08030027 V &
08030028 V Development Standards Variances for non-residential uses on the 2nd and 3rd floors and
the two-car garage requirement.
Please be advised these dockets are tabled for a period up to, but not to exceed, six (6) months. The
expiration date is October 28, 2009.
