EXPLANA nON OF REQUEST
As presented at Plan Commission, the subject parcel is 1.2 acres of real estate,
commonly known as 10575 NOlih Michigan Road, Cannel, Indiana, and generally
located on the east side of Michigan Road, south of 106111 Street. It is zoned B3
(business) within tbe Michigan Road Corridor Overlay zone, and is identified on the
aerial photogTaph included in the original submittal. The site has frontage on three
streets, two of which are private streets.
The site was previousLy occupied by a Ritter's Frozen Custard stand. To allow a
Kentucky Fried Chicken/Taco Bell restaurant, the appLicant desires to demolish the
existing structure and to redevelop the site.

The public hearing before the Plan Commission oceun'ed on July 15, 2008.
During that public hearing, it was suggested that the building be revised and that the
backs of the preview and menu boards be made more attractive. To this end, we have
included in this supplementaL brochure renderings and elevations illustrating revisions to
the building and the preview and menu boards. As illustrated, (i) the building has been
revised to add windows, gabLes, lintels, and a stone base, (ii) the dumpster area has been
revised to add a stone base and (iii) the menu and preview boards were revised to include
brick backs and stone caps.

The proposed redevelopment will bring many enhancements, including reduced
impervious surface, more landscaping, and a more attractive building, We look forward
to discussing this request with the Special Studies Committee on August 5,2008.
