(Public Hearing Off Zoning Waiver only)
The applicant seeks appr()val of a Primary Plat for a 28-lot residential subdivision on 25.1:1:
acres. The site is located on the northeast comer of West 1315t Street and Towne Road. The site
is zoned S-llResidence - Estate. The petitioner also seeks approval of the following Subdivision
Waiver for one street:
49-03a SW sea 6.03.07 cul-de-sac length
Filed by the Elliot Wright Group, LLC.
The applicant is proposing a 28-10t subdivision. A public hearing has been held on the Primary
Plat but due to notice issues a public hearing must be held this evening on the waiver request.
Please see the informational packet provided by the applicant to view the layout of the lots and
the areas provided as open space. The waiver request relates to the length of the cul-de-sac on the
southern portion of the site. The Department is in favor of the requested waiver, as it will
eliminate an unnecessary connection onto 131 st Street.
The Subdivision Committee forwards a 5-0 favorable recommendation to the full Plan
Commission on the waiver request as well as the Primary Plat.
The Department recommends that the Plan Commission approve the Primary Plat request
as presented and forwarded by the Committee.
In addition, provide a suspension of the rules is approved, the Department requests final
action on the waiver request as well this evening. .
Note: Written findings are required for action on both the Subdivision Waiver and the
Primary Plat. The applicant should provide 1illf copy for signature by the Plan
Commission President at the meeting.
