The applicant seeks approval of a Primary Plat for a 28-10t residential subdivision on
25 .1f: acres. The site is located on the northeast comer ofW est 131 st Street and Towne
Road. The site is zoned S-l/Residence - Est~te. The petitioner also seeks approval of the
following Subdivision Waiver for one street:
49-03a SW sea 6.3.7 cul-de-sac length

The applicant is proposing a 28-10t subdivision. Please see the informational packet provided by
the applicant to view the layout of the lots and the areas provided as open space.
The applicant has requested consideration of one Subdivision Waiver. The request relates to the
length ofthe cul-de-sac on the southern portion of the site. The Department is in favor of the
requested waiver, as it will eliminate an urmecessary connection onto 131 st Street.
Concerns expressed at the public hearing include drainage and future access to adjoining tracts.
We have received a letter from the Hamilton County Surveyor that confirms their satisfactory
review of the proposed drainage plan.
The Department recommends that this item be forwarded to the full Plan Commission with
a favorable recommendation after all comments and concerns are addressed.
