The meeting was held at 5: 30 PM in the Caucus Rooms of City Hall, Carmel, Indiana on Monday, June
23, 2008. Kent Broach was the Hearing Officer.
Department of Communjty Services Staff in attendance was Rachel Boone. John Molitor, Legal Counsel,
was also present.

Id. 71S Carmel Dr. Medical Office Building - Signage
The applicant seeks the following development standards variance approval:
Docket No. 08050003 V Section 25.07.01-04 (n) Prohibited Signs
The site is located at 715 W. Cannel Dr. It is zoned M-3, Manufacturing Park District for unified preplanned
manufacturing and other compatible land uses within a park like setting.
Filed by Paul Reis of Bose McKinney and Evans, LLP.
Present for the Petitioner: Paul Reis, Bose McKinney and Evans. Their ADLS approval included a
small address sign that is three feet high and two feet wide. It says "715 Camlel Drive" to help identifY
the location for patients and clients. This sign was approved by the Plan Commjssion as part of the
overall sign package. However, this sign is not permitted in the Sign Ordinance.
Members, of the public were invited to speak in favor or opposition to the petition; no one appeared.
The Public hearing was closed.
Miss Boone gave the Department Report. The Petitioner is allowed a ground sign along Cannel Drive.
They chose to put a larger ground sign closer to the building. They still want people to know the
location of this building by using this small ground sign closet to the street. The sign will match the
color and style of the building. The Department recommended positive consideration.
Mr. Broach looked at the plans of the building and the location of the sign.
Mr. Reis stated the primary tenant is an orthodontist with a busy clientele. He wanted the Camlel Drive
address to make the building easier to locate.

The applicant seeks the following development standards variance approval:

The site is located at 11145 N. Michigan Rd. It is zoned B-2, Heavy commercial and office uses.

Present for the Petitioner: David Gilman, Land Development Services. Williams Realty has developed U
a multi-use six tenant bay building. In order to identify each tenant, they are permitted 40 square feet
of signage per tenant. Reese Kitchens is the first tenant and they will be occupying two of the center
bays. As the anchortenailt, they feel they need more identification than the 40 square feet. He shared.
an exhibit showing the difference between the 40 square feet sign and the 60. square feet sign on the
fal(ade ofthe building. The 60 square feetcleatly fits within the sign band for the two tenant spaces.
The way the Ordinance is written, it does not acknowledge one tenant occupying more than one tenant
space. One Commitment they had made to the Staffwas that the total signage for the building would
not exceed 240 square feet, making no net increase in the total signage. They wanted to keep a cap on
the 240 square feet and acknowledge Reese Kitchens as the anchor tenant.
Members of the public were invited to speak in favor or opposition to the petition; no one appeared.
The Public Hearing was closed.
Miss Boone gave the Department Report. In the Michigan Road Overlay this tenant would normally be
allowed 40 square feet of signage because it is set back less then 200 feet from the right-of-way and it
has less than 100 feet of frontage. This will be the main tenant and the sign will fit within the sign
band. The Department recommended positive consideration.
