The Goddard School
The applicant seeks approval to construct a day care I preschool. The site is located on the east
side of Commerce Drive just north of Carwinion Way. The site is zoned B-5 (Business) and is
subject to the Michigan Road Corridor Overlay Zone requirements by commitment.

The Goddard School (Commitment Amendment)
The applicant seeks Commitment Amendment approval to allow a day care I preschool use on the
subject real estate. The site is located on the east side of Commerce Drive just north of
Carwinion Way. The site is zoned B-5 (Business) and is subject to the Michigan Road Corridor
Overlay Zone requirements by commitment.

The applicant is requesting approval of a Development Plan and ADLS for the construction of a
day care generally located on the east side of Conunerce Drive just north of Carwinion Way. Please see
the infonnational packet prepared by the applicant for an overview of the site and proposed
building elevations.
In addition to the DP/ADLS approval the applicant has filed a Commitment Amendment,
variance for reduced parking, and will need to file a variance application to allow the two
proposed wall signs. The Com.mitment Amendment is required in order to allow the Day Care
use on the Property. Today, by commitment, the parcel is restricted to general and professional
office.
The following items are those that require additional attention or were addressed at the Public
Hearing:
1. The Department had requested a taller fence along the east side ofthe outdoor play area.
Four feet is proposed. The Department recommends 6'.
2. More detail with regard to the site lighting (wall fixtures specifically).
3. Address traffic impact at 1061h and Shelbome Road.
4. Provide a berm along south side of building and play area.
The Department recommends that the Special Studies Committee forward these items back
to the full Plan Commission with a favorable recommendation after all comments and
concerns have been addressed.
