OFFICE BUILDING fOR UNIQUE - THE SPECIAL TV GROUP, ENe.
PROJECT OVERVIEW

The Office Building for Unique -The Specialty Group, Inc. will consist
of one general office building on 2.5 acres located on a lot south of the
southeast corner of 106th Street and Commerce Drive. The office building is
to be constructed of red brick with clay-co!ored trim and has been
designed to complement the other approved buildings in the Michigan Road
Corridor. In the future, a second office building could be constructed on
the site.
The landscaping, lighting and signage for the site will enhance the
site's appearance. This property is located in the B-Sjbusiness zoning
district and the Michigan Road OverDay Zone. The office building and other
site improvements have been designed in compliance with the B-
5jbusiness district and Michigan Road Overlay Zone development
standards, with one exception. Amended Commitments have been filed
that will allow the site to be developed on a lot that is 2.5 acres instead of
the required 3 acres under the Michigan Road Overlay Zone.

The Ecolume is designed for permanence. The housing is precision die-formed
from a single piece aluminum wrapper and is finished with an electrostatically
applied TGIC polyester powder coat. An anodized aluminum door frame retains
the tempered flat glass lens in the horizontal lamp configurations and a non-
yellowing thermoplastic sag lens on the vertical lamp units (sag glass on the
23"). Silicone seals and gaskets throughout exclude moisture, dust, corrosives
and insects
A single. captive quarter-turn fastener retains the hinged door of the Ecolume
luminaire. Captive quarter-turn fasteners also secure the reflector assembly,
permitting quick access to the electrical assembly. The quad-tap ballast is
mounted on a unitized tray and prewired with quick disconnects to both the line
and socket.
The Ecolume features the superior performance, durable construction and
installation ease usually found in cutoff luminaires priced much higher.
Innovative design and manufacturing techniques have created this remarkable
value. The Ecolume is highly tooled and fabricated with a limited number of
parts, screws, rivets and welds minimizing EMCQ's manufacturing costs and

GENERAL DESCRIPTION: Each EMCO Ecolume is a sharp cutoff luminaire for high intensity discharge
lamps. Internal components are totally enclosed, rain-tight, dust-tight, and corrosion resistant. No
venting of the optical system or electrical components is required or permitted. Lamping requires no
lifting or hinging of the luminaire housing, disturbing wiring or exposing uninsulated live parts.
HOUSING: The housing wrapper is one-piece dieformed aluminum with an integral reinforcing spline
and no welded corners. Silicone seals provide a weathertight seal at all points of material transition.
LENS: A mitered, extruded anodized aluminum door frame retains the optically clear, heat and impact
resistant tempered flat glass in a sealed manner using hollow section, high compliance, memory
retentive extruded silicone rubber. A non-yellowing drop acrylic lens is provided standard on 14" and
18" vertical lamp and a sag glass lens is provided on 23" vertical lamp luminaires. A single flush captive
fastener permits easy access to the luminaire.
OPTICAL SYSTEMS: The segmented reflector system consists of two levels of highly specular
aluminum facets precisely aligned to achieve specified photometric distributions. The entire optical
system is field rotatable in 900 increments. The position-oriented mogul base socket is glazed porcelain
with a nickel plated screw shell. A lamp stabilizer is standard on 3H and QH 400W MH units.
ELECTRICAL: Each high power factor ballast is the separate component type capable of providing
reliable lamp starting to -200F. The quad tap (120Vj208V/240Vj277V) ballast is mounted on a unitized
tray and prewired with quick electrical disconnects to the supply wire and the socket assembly. Entire
ballast assembly is secured within the luminaire, above the reflector system.
High Pressure Sodium ballasts operate lamps within ANSI trapezoidal limits.
Metal Halide ballasts are medium regulation autotransformer providing +10% power regulation with
+10% variation from rated input voltage. Component-to-component wiring within the luminaire will
carry no more than 80% of rated current and is listed by UL for use at 600 VAC at 1500 or higher. Plug
disconnects are listed by UL for use at 600 VAC, 15A or higher.
FINISH: Each luminaire receives a fade and abrasion resistant, electrostatically applied, thermally
cured, triglycidal isocyanurate (TGIC) powdercoat finish. Optional finishes may vary.
LABELS: All luminaires bear UL Wet Location and IBEW labels.
EMCO Lighting reserves the right to change materials or modify the design of its product without
notification, as part of the company's continuing product improvement program.

AMENDED AND RESTATED COMIvIITMENTS CONCERNING
THE DEVELOP.MENT AND USE OF REAL ESTATE
In accordance with Indiana Code Section 36-7-4-613, the undersigned makes the
follmving AMENDED and RESTATED Commitments concerning the use and development of
certain real estate located in Hamilton County, Indwl1a (hereafter "Modified Commitments") to
the Carmel/Clay Plan Commission (hereatler "Commission"):

A On January 16, 1990, Shady Brook Development Co., executed certain written
commitments concerning the use and development of approximately 90 acres of
real estate, \\'hicll included t11e 2.564 acre parcel owned by thc undersigned
(hereafter "Real Estate") in connection with the development and construction of
a new retail, commercial and office development located at the southeast corner
of 106111 Street and U.S. Flighway 421 in Clay Townsl1ip, Hamilton County,
Indiana. These commitments were approved by tIle Canl1el/Clay Plan
Commission under Docket No. 75-89 Z (hereafter "Original Commitments").
B. These Original Commitments prOVIded, among other things, that the development
of the Real Estate shall be subject to the Carmel/Clay Plan Commission's review
and approval of the site development plan, architectural design, landscaping,
lighting and signage as provided in the U.S. Highway 421-Michigan Road
Overlay Zone (hereafter "Overlay Zone") of the Carmel Clay Zoning Ordinance
(hereafter "Ordinance") as to all parts of the Real Estate whether located wholly
within or outside of such Overlay Zone.

C. The Original Commitments have becn interpreted and implemented by the City of
Canllel Department of Community Services to not only include the review and
approval of the Plan Commission, but also t11c adherence to the development
standards of the Overla y Zone.

D. The undersigned, the owner of the Real Estate which is more particularly
described in Exhibit "A ", desires to establish and develop a lot via secondary plat
that is less tl1an the three-acre minimum required by the Overlay Zone.
