Unique - The Specialty Group
The applicant seeks approval to construct an office building. The sjte is located on the east side
of Commerce Drive just north of Carwinion Way. The site is zoned B-5 (Business) and is
subject to the Michigan Road Corridor Overlay Zone requirements by commitment.

Unique - The Specialty Group (Commitment Amendment)
The applicant seeks approval to reduce the required tract size for Development Plan
consideration. The site is located on the east side of Commerce Drive just north of Carvvinion
Way. The site is zoned B-5 (Business) and is subject to the Michigan Road Corridor Overlay
Zone requirements by commitment.

The applicant is requesting approval of a Development Plan and ADLS for the construction of a
office building generally located on the east side ofConunerce Drive north of Carwinion Way. Please
see the infomlational packet prepared by the applicant for an overview ofthe site and proposed
building elevations.
In addition to the DP! ADLS approval the applicant has filed a Commitment Amendment. The
Commitment Amendment is required in order to allow a redl~ction .from the required 3-acre
minimum for review of a Development Plan on the real estate. This applicant and the Goddard
School are developing the remainder of Block B. The Department has il0 remaining concerns
that require additional discussion.
The following items are those requested at the Public Hearing:
1. Provide greater detail on the dumpster area and mechanical screening.
2. Change!mix species of plant material around building base.
3. Address coordination of architecture on remainder of site and future lighting.
The Department recommends that the Special Studies Committee forward tbese items back
to the fun Plan Commission with a favorable recommendation after all comments and
concerns have been addressed.
