HomeMy WebLinkAboutDept Report CARMEL PLAN COMMISSION SPECIAL STUDIES COMMITTEEE DEPARTMENT REPORT JULY 1, 2008 2. Docket No. 08060012 ADLS Amend: Phillips 66 . Signage The applicanl seeks approval for a new ground sign and other minor exterior changes. The site is located at 10400 N. Michigan Rd. and is zoned I-liDS 421 Overlay. Filed by Tom Williams of SEA Group Surveyors. The petitioner seeks approval of a new ground sign and the remodel of the canopy and gas pumps at the Phillips 66 gas station on US 421. The ground sign will be 36.94 sq. ft. and 75 is permitted. It will be internally illuminated and gray, white, black, red and grt:en colors. It will have a brick base. It will bt: 6.55 feet tall, which is allowed per the Sign Ordinance for the US 421 Overlay. The sign will be landscaped at the base with shrubs and other plantings. Please view the informational brochure for more detail. The canopy and gas pumps have already been changed to the new corporate requirements for a Phillips 66 store. The canopy is red on top with a silver stripe between it and the while slripe on the bottom. There is no new signage installed on this canopy. The gas pumps are also red, silver, and white with a Phillips 66 logo on the boltom of the pump and a logo, "Quality PROcJean Gasolines", and Conoco Phillips logo at the top of the pump. The petitioner has been asked to provide the dimensions of these signs to make sure they comply with the Sign Ordina~ce. " Currently, temporary stickers/decals have been placed over the ground sign to acknowledge [he change- over. The wall sign has a new face in the existing cabinet. A sign permit will need to be applied for in order for this sign to be legal. After much research, no record of this wall sign or this gas station's approval can be found. Due to this, the Department acknowledges that the wall sign and ground sign are grandfathered, thus allowing both signs to face one street frontage without a variance. It is believed that the size of the wall sign and the proposed new ground sign will not go over the allotted 75 square footage allowed for this site. The petitioner will need to verify the size of the wall sign. Outstanding comments/concerns: I. A sign permit will need to be acquired for the change out of the existing cabinet wall sign above the entrance to the convenience store. 2. Please provide the updated landscape plan as requested on 6-25-08. 3. Please provide the size of the wall sign and gas pump logos and signs. The Dept. of Community Services recommends the Committee approve this item, after all questions/concerns are addressed.
