The applicant seeks zoning waiver approval [rom Section 20G.OS.07.B for a reduced
building height for a new fa~ade design. The site is located at the northeast .:orner of
Carmel Dr. & Pennsylvania St. and is zoned OMlM - Old Meridian DistrictlMeijer Zone.
Filed by Ken Cave of Thomas English Retail Real Estate, LLC.
The petitioner appeared before the Special Studies Committee on June 3 to seek approval for a revised
building f~ade design. The conunittee requested more vertical relief of the roofline, and so the petitioner
would need a waiver approval to create this typc of building fa,;ade, due to the minimum building height
requirement. Please refer to the petitioner's information packet for more detail.
Outstanding commentslconcems from Staff:
1. Please provide a filled out/notarized affidavit of notice of public hearing (see application).
2. Provide the notarized Affidavit of the Public Notice Sign Placement; see application.
3. Provide a copy of the Official List of Adjacent Property Owners from the Hamilton County
Auditor's Office.
4. If approved, the new sign design will require ADLS Amendment approval by the Special Studies
Committee.
The Commission must vote to suspend its rules of procedures to hear this item, since the 25 day
public notice requirement was not met.
The Department of Community Services recommends the Commission send this item to the July 1
Special Studies Committee meeting, granting the committee the authority to cast a final vote, after
