7. Docket No. 10-03 DP/ADLS; Hazel Dell Corner, Lot 1 - The Overlook
The petitioner seeks Development Plan and Architectural Design, Exterior Lighting,
Landscaping & Signage approval to construct a multi-tenant commercial building. The site is
located at the northwest corner of Hazel Dell Pky. and East 131 st Street. The site is zoned B-3.
Filed by Charles D. Frankenberger of Nelson & Frankenberger for GB Hazel Den Property, LLC.
The applicant is requesting approval of a Development Plan and ADLS for the constmction of a
multi-tenant building and parking area. The site is located at the northwest comer of 131 sl Street
and Hazel Dell Parkway. Please see the informational packet prepared by the applicant for an
overview of the site and proposed building.
The Department has no additional concerns with regard to the application. One Variance is
being requested which is identical to an application filed and approved when Osco was to occupy
the site. The requested relief is to allow an encroachment into the front yard 30' green belt buffer
on the south side of the property across from Hazel Dell Christian Church. The Department is in
support of the requested relief.
The following items are those requested at the Public Hearing:
1. Request to see more detail regarding lighting.
2. Address distribution of proposed uses.
3. Request to. see better view of building design (better representation, not blurred)
4. Concern about outdoor seating.
5. Provide additional detail regarding dumpster area.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission with a favorable recommendation after all comments and
concerns have been addressed.
