5i. Docket No. 10-03 DP/ADLS; Hazel Dell Corner, Lot 1 - The Overlook
The petitioner seeks Development Plan and Architectural Design, Exterior Lighting,
Landscaping & Signage approval to construct a multi-tenant commercial building. The
site is located at the northWest corner of Hazel Dell Parkway and East 131 sl Street. The
site is zoned B-3 Business.
Filed by Charles D. Frankenberger of Nelson & Frankenberger for GB Hazel Dell
Property, LLC.
The applicant is requesting approval of a Development Plan arid ADLS for the constmction of a
multi-tenant building and parking area. The site is located at the northwest corner of 13151 Street
and Hazel Dell Parkway, Please see the revir.led informational packet prepared by the applicant
for an overview of the site and proposed building.
One Variance is being requested which is identical to an application filed and approved when
Osco was to occupy the site, The requested relief is to allow an encroachment into the front yard
30' green belt buffer on the south side.ofthe property across from Hazel Dell Christian Church.
The Department is in support ofthe requested relief.
The Special Studies Committee forwards this item back to the full plan conunission with a 6-0
favorable recommendation with conditions. The conditions or requested modificatlon are
addressed within the revised infornlational booklet.
The Department recommends that the PIau Commission approve the DP Amend and
ADLS Amend as amended.
Additional Note: As a UP, written findings are required for action. The applicant should
provide one copy of findings attbe meeting for signature by the Commission President.
