The petitioner seeks Development Plan and Architectural Design, Exterior Lighting,
Landscaping & Signage approval to const~uct a multi~tenant commercial building. The site is
located at the northwest comer of Hazel Dell Parkway and East 131 sl Street. The site is zoned B-
3/Business.

The applicant is requesting approval of a Development Plan an~l ADLS for the constmction of a
multi-tenant building and parking area. The ~ite is located at the northwest corner of 131 sl Street
and Hazel Dell Parkway. Please see the infonnational packet prepared by the applicant for an
overview ofthe site and proposed building.
The Department has no additional concerns with regard to the application. One Variance is
being requested which is identical to an application filed and approved when Osco was to occupy
the site. The requested relief is to allow an en~roachment into the front yard 30' green belt "j:luffer
on the south side ofthe property across from Hazel Dell Christian Church. The Department is in
support of the requested relief.
The Department recommends that tbis item be forwarded to the Special Studies Committee
on March 4th for further discussion.
