2i. Docket No. 28-03 PP; Ballantrae Subdivision
The site is located on the south side of West 146th Street 1/4 mile west of Spring Mill
Road. The site is zoned S-l/Residence - Very Low Density.
The petitioner also seeks approval of the following Subdivision Waivers:
183-02a SW seo 7.01 reduced open space
183-02b SW seo 7.05.07 clearing of woodland areas
183-02c SW seo 6.05.01 50' lot frontage at right-of-way

Corporation.
The applicant is proposing a 9 home subdivision. Please see the informational packet provided by
the appLicant to view the layout of the lots and the areas provided as open space.
The applicant has also requested consideration of three Subdivision Waivers. These requests
relate to high level of design of the subdivision and how the homes work together in forming the
very articulated outdoor spaces around the home sites. The Depmiment is in favor of the
requested waivers in that they are necessary to achieve the level of design illustrated within the
informational booklet.
The Subdivision Committee forwards a 6-1 favorable recommendation to the full Plan
Commission.
The Departulent recommends that the Plan Commission approve the Subdivision 'Vaivers
and Primary Plat request as forwarded by the Committee.
Note: \Vritten findings are required for action on both the Subdivision Waivers and the
Primary Plat. The applicant should provide JlD..e copy for signature by the Plan
Commission President at the meeting.
