The site is IO'catedorr the -south side of'West 146th Street 1/4 mile west of Spring Mill
Road. The site is zoned S-l/Residence - VelY Low Density.
The petitioner also seeks approval of the following Subdivision Waivers:
183-02a SW SCO 7.01 reduced open space
183-02b SW SCO 7.05.07 clearing ohvoodland areas
183-02c SW SCO 6.05.01 50' lot frontage at right-of-way

The applicant is proposing a 9 home subdivision. Please see the infonnational packet provided by
the applicant to view the layout of the lots and the areas provided as open space.
The applicant has also requested consideration ofthree Subdivision Waivers. These requests
relate to high level of design of the subdivision and how the homes work together in forming the
very articulated outdoor spaces around the home sites. The Department is in favor ofthe
requested waivers in that they are necessary to achieve the level of design illustrated within the
informational booklet.
Concerns expressed at the public hearing included concern regarding the maintenance of the
creek, the setback of homes on the lots, and the area proposed between the creek and homes.
Commission members requested further clarification regarding the location of driveways, the
eyebrow street design, and solutions on how to mitigate what appears to be significant
asphalt/concrete areas.
The Department recommends that this item be forwarded to the full Plan Commission with
a favorable recommendation after all comments and concerns are addressed.
