Land Description
A part of Northwest Quarter of Section 26, Township 18 North, Range 3 East, Second
Principal Meridian, Clay Township, Hamilton County, Indiana, being more particularly
described as follows:
COMMENCING at the Southeast Corner ofthe Northwest Quarter of said Section 26;
thence on an assumed bearing of South 88 degrees 29 minutes 07 seconds West along the
south line of said Northwest Quarter a distance of 1125.87 feet to a mag nail at the Point
of Beginning; thence continuing South 88 degrees 29 minutes 07 seconds West along
said south line a distance of 243.05 feet; thence North 01 degrees 30 minutes 53 seconds
West a distance of 45.00 feet to a 5/8 inch by 30 inch rebar with yellow cap stamped
-"Schn.eider Firm #OOOl"-(hereinafter referred to as 2. "rebar") at the southeast comer of.
Lot 2 of The Parks at Springmill, recorded in Plat Cabinet 2, Slide 341 in the Office of
the Recorder of Hamilton County; Indiana, said point being on a non-tangent curve to the
right having a radius of3036.83 feet, the radius point of which bears South 75 degrees 38
minutes 30 seconds East; thence northeasterly along said curve, concentric with the
northwesterly right-of-way line of US Highway 31 (North Meridian Street), I.S.H.c.
Project STF 222(9) 1973, an arc distance of840.58 feet to a "Rebar" which bears North
59 degrees 46 minutes 57 seconds West from said radius point; thence South 61 degrees
53 minutes 05 seconds East a distance of 600.50 feet to a "Rebar" on the aforesaid
northwesterly right-of-way line of US Highway 31 being on a non-tangent curve to the
left having a radius of2436.83 feet, the radius point of which bears South 59 degrees 15
minutes 53 seconds East; thence southwesterly along said right-of-way line and curve an
arc distance of 481.51 feet to a point bearing North 70 degrees 35 minutes 1 a seconds

Dear Mr. Doster:
We apologize for the delay in responding to the drawing and comments submitted to this office on December 2, 2002
We have now reviewed the drawing and comments and offer the following additional rcview comments.
Item #2. - This Department wou ld prefer that an additional 14-spaces be paved at the Northwest comer of the parking
lot in order to eliminate curb turnouts and incorporate structure #713 into paved area.
Item #5. ~ We wantto make it clear that the 75' halfright of way on 131 st Street wil I be dedicated as a condition of
approval for the plans for this development.
When Item #2 has been mcorporated into the plans, we will approve the plans for this project. Please submit a
minimum of J-sets of certified construction drawings for approval. One set will be returned and must be maintained on
the construction sitc. One set is. for our Public Works Inspector and the remaining set will be maintained in the
Department of Engineering. If more sets (a maximum of2-additional sets) are rcquested for approval, they must be
submitted with the required 3-sets.

Note: All erosion and sediment control measures shown 011 the plans and referenced in this review must meet tire design
criteria, ~'landardsJ amhpedfications outlined in tire "1m/iuna Ham/book for Erosion Control in Developing Areas" from the
Indiana Department of Natural Resources, Division of Soil Conservation or similar Guidance Documents.
4A. See the attached construction sequence for commercial projects. Please refme your Erosion Control
and Sequencing notes. The sequence needs to be site specific. Statements 1,3,4,5 & 6 could be included
in a notes section but they are not specific enough for the construction sequence.
4C. This site exceeds the capacity of silt fence for perimeter protection. A sediment basin or trap needs to be
specified. Include on the plan the construction dimensions, elevations and outlet. The proposed pond along
the south property line could serve in this function. Please verify that the proposed sediment basin has the
storage to meet the practice requirements.
4E. A rock donut is recommended to protect the existing 24" CMP cross culvert on 131<1 Street.

Please give us an update on the status ofthis project. Is construction scheduled in the near future for the
initial phase?
The above comments are based upon the Engineering Department's initial review of this project. Please
provide our office with a follow up letter and revised plans indicating all revisions. Second and subsequent
reviews will focus only on revised items. It is critical that this office be made aware of all modifications
made on the plans being re-submitted, particularly if any such changes are considered "new" or fall outside
of our initial review.
