SIGNAGE PLAN OVERVIEW
Ordinance Z-386-02, (the "Ordinance"),
established the U,S. Highway 31 and 146th
Street Planned Unit Development District
which is hereinafter referred to as "Cray
Terrace." As a part of the approval of the
Architectural Design, Lighting, Landscaping
and Signage for the proposed development
under the Ordinance, a sign plan is to be
submitted for the approval of the
Carmel/Clay Plan Commission, (the
"Commission").
Pursuant to the Ordinance, Lauth Property
Group, as the developer of Clay Terrace,
has prepared this information booklet to
present the signage plan for Clay Terrace for
approval by the Commission,
The Signage Plan for Clay Terrace has been
organized into two (2) major components:
I. Signage for the entire development
which includes:
. signage along U,S. 31
. signage at the entrances to Clay
Terrace
. street identification signs
. pedestrian information signs
o parking information signs
II. Tenant Signage Types and
Guidelines
Six (6) proposed tenant sign types are being
submitted for approval by the Commission:
. dimensional wood, metal, glass or other
material with a permanent appearance,
indirectly lit
. reverse channel lelters with halo
illumination, with opaque letter-sides
and faces and non-reflective
background
. embedded flush-recessed box signs of
an opaque material with routed push-
through translucent acrylic letters
.. incised signing cast into or carved out of
an opaque material, indirectly lit
.. sculptural iconographic elements
contextual to the storefront design
.. blade signs
The typical locations of the proposed tenant
signage, within the proposed architectural
prototypes, have also been provided for the
use and reference of the Commission.

This proposed ground sign is to be located adjacent to the U.s. Highway 31 Right-of-
Way as shown on the signage location map under Tab 2 of the information booklet.
The PUD Ordinance allows for this sign as follows:
. maximum height of 7 feet
. maximum sign area of 360 square feet
Petitioner, Lauth Property Group, the developer of Clay Terrace, ("Lauth") is submitting
a monument ground sign as shown in the illustration under Tab 3 with the following
dimensions:
. height of 11 feet 11 inches
o sign area of 169.17 square feet
2. Entry Monument Center Identification Ground Signs
These proposed ground signs are to be located at the south entrance to the
development north of the intersection of Range Line Road and U.S. Highway 31 and at
the north entrance of the development at the intersection of 146th Street and Range
Line Road.
The PUD Ordinance allows for these signs as follows:

3. Interior Center Identification Ground Signs / Pedestrian Directory
Signs
These proposed signs are to be located at the intersection of any private drive or public
street with Range Line Road.
The PUD Ordinance allows for these signs as follows:
· maximum height of 5 feet
· maximum sign area of 35 square feet
Lauth has modified these identification signs to become pedestrian directory signs and
have designed them to compliment and to become an integral part the Range Line
Road streetscape and parking area landscape areas. These signs are now designed on a
pedestrian scale versus a vehicular scale. An illustration of this type of sign is under Tab
6. The locations of the 12 primary pedestrian signs are shown on the sign location map
under Tab 2. These signs have the following dimensions:

4. Secondary Pedestrian Directory Signs
Lauth is also proposing secondary pedestrian directory signs which are identical to the
sign design to the primary pedestrian directory signs described above. These signs are
pole mounted in contrast to the primary pedestrian signs which are affixed to
monuments. As in the case in of the primary signs, these signs are pedestrian in scale
and are intended to further promote wayfirnding for pedestrians in the development.
