NOTE: This Manual is imended to supplement the Architectural and
MEP Criteria Drawings which are included in the Tenam Information
Package. Please refer to the Criteria Drawings for important standard
design and engineering intormation. If a conflict occurs bet\veen the
Criteria Drawings and the Manual, the Manual shall take precedence.

Introduction
The imenr of Clay Terrace is to capture the architectural charaC(er of Main
Street from the mid-Nineteenth through the mid-Twentierh Century. Clay
Terrace is an open-air village center with small (Own streets flanked by one- and
two-story buildings of mixed uses and eclectic tenancies. Clay Terrace features
many pedestrian amenities - shade uees, varied pavings, plmtiful street furni-
ture, lush land scapi ng, kiosks and cans. The overall ambience created by Clay
Terrace's traditional design dements is a charming urban vision of our recent
past.
The buildings of Clay Terrace, inspired by middle America's architectural
heritage, are uniquely expressed in varied prototype facades of brick, swne,
glass and meral.While distinctive, each facade is comfortably related to its
neighbors. They appear to have evolved in a natural process, as all urban sueet
evolves over time. Tenant premises fronring onto the pedestrian streets may be
situated entirely within an individual building procotype, or Illay be required
[0 extend across differenr prototypes. The pedestrian street elevations are com-
prised of established protorypes and Tenanrs will be required to adhere to the
wIIIposition of these elevations.
It is the Landlord's design philosophy that the ambience and hiswrical refer-
ences of Clay Terrace streets, pedestrian cnvironmem and building architecture
should extend to Tenant storefronts and premises. Tenallts and their architects,
engineers and store planners are encouraged to create facilities that successfully
integrate with the public character of this urban community.
As a main street commllIl iry of one- and two-story street-fronted com mercial
buildings of varying historical eras and differem architectural styles, Tenant
storefronts shall respect and enhance thar design character.
Tenanrs shall provide awning/canopies in the locations indicated 011 the pro-
totype elevations. For example, the awnings/canopies shall not extend higher

than shown which may detract from architectural detailing above storefront
windows. In the same way, [he storefront windows indicated 011 [he proto-
types shall be primarily vision glass unless otherwise approved by Landlord.
This Manual is a binding Lease Document, and in conjunction with the
Lease and the Criteria Drawings shall guide the Tenant and the Tenant's
Architect, Engineer(s) and Contractor in the design ;lI1d construction of the
Tenant's leased premises within Clay Terrace.
The Tenant shall provide this Manual and Lease Exhibit B to any Architect,
Engineer or Contractor involved in the design or construction of the leased
premises. The Landlord may prepare an Addendum(s) to this Manual and
to the Criteria Drawings to hlfther clarifY information contained within.
Such Addendum(s) shall be binding as part of the Lease.

Primary Signage Requirements
TenalHs 011 the second level of the Late Nineteenrh Cenrury prororype are
allowed olle primary sign beneath their windows. The sign shall remain sensi-
tive to the architecture. For example:. the letters for the sign should be mounted
on either a perforated or metal grid which allows the architecture details ro be
visible beyond the graphics.
Show 'Window Graphics
Small scaled pedestrian level adhesive window graphics are encouraged at the
Tenant's show windows. Such store idenrification graphics shall be less than 4"
in height and located Iowan the window. Second level Tenants are encouraged
to display their signage in the form of painted or adhesive graphics all their
windows.

Blade Signs
First and second level Tenants who occupy the Late Nineteenth Century
protorype are allowed one blade sign per elevation unless otherwise approved
by Landlord. The minimum height requirement is 8'-6" to the lowest element
of the blade sign. Blade signs shall not exceed the mid-point of the windows
011 the second level.
Awnings/Canopies
Lower level TenalHs shall use canvas awnings/canopies unless another material
is demonstrated to be intregal ill the overall design intent and approved by
the Landlord. Signage is allowed on awnings and canopies and shall be
approved by Landlord prior to installation. As stated in the introduction,
awnings/canopies shall be placed in the locations indicated on the prototype
unless otherwise approved by Landlord.

Prototype Late Turn of the Century
Primary Signagt: Requirements
Tenants on the second level of the LateTurn of the Century prototype are
allowed one primary sign displayed in the form of a window graphic or blade
sign. The window graphic should nor exceed 8" in height.
Blade Signs
FirSt and second level Tenants who occupy the Late Late Turn of the Century
prototype are allowed one blade sign per elevation unless otherwise approved by
the Landlord. The minimum height requirelllcm is 8'-6" to the lowcst clement
of the blade sign. Blade signs shall nor exceed the mid-point of the windows
on the second level. The LateTurn of the Century prototype often incorporates
a covered arcade. Blade signs are allowed and encouraged to be displayed on
the pillars of the arcade.
Awnings/ Canopies
Lower level Tenants which do not have an arcade are encouraged to use
awnings/canopies to add dimensional interest to the character of the store
facade. Signage is allowed on awnings and canopies and shall be approved by
Landlord prior to installation_ As stated in the introduction, awnings/canopies
shall be placed in the locations indicated on the prototype unless otherwise
approved by Landlord.

Prototype Early Twentieth Century

First level Tenants occupying an Early Twentieth Century prototype are
encouraged to display primary signage above their awning/canopies.
Tenants on the second level may display their primary signage either below
their windows, on a blade sign, or show window graphic.

Century prototype. Awnings/Canopies shall be metal or canvas ami COI1-
structed with the highest quality standards, even when unfinished framing
components, fasmers and other elements are exposed tor design presenta-
tlOI1.

The following specifically applies (Q this project. Refer to the
Architectural Criteria Drawings Jor additional criteria and restricrions.
Sign Standards:
All signs within Clay Terrace shall conform to the following standards,
unless otherwise specified:
The color of the signs shall not be restricted; however, each building
shall have a palene of colors approved by the Carmel/Clay Plan
Commission for the building. Tenants may amend the colors by petition
(Q and upon the approval of a Committee of the Commission pursuant
(Q the Commission's Rules of Procedure.
Window signage shall be allowed for all tenants and shall conform
to the standards established for window signs under the Carmel Sign
Ordinance (Z-302). In the event that a building has been previously
approved by the Commission, a tenant may seek the approval of its
window signage through an amendment to the previously approved
ADLS application to be approved by a Committee of the Commission.
Banners shall be allowed as provided for in the Sign Ordinance.
Provided, that banners may be installed on lighting and other fixtures
located within the streetscape along Clay Terrace Boult:vard in
accordance with the review and approval of the proposed banners by a
Committee of the Commission pursuant to the Commission's Rules of
Procedure.
