As you may recall the applicant presented this item last month. Along with the DP/ADLS and waivers the applicant has filed a Primary Plat to split the two existing properties by subdivision. The site is zoned B-5/Business and is within the US 31 Overlay Zone. The petitioner also seeks approval ofthe following Zoning Waivers: 48-03a ZW ZO 23B.8.3.A(1) minimum building height 48-03b ZW ZO 23B.7.A minimum 5-acre area Filed by Adam Dehart of Keeler-Webb Associates for F. C. C. Development Corporation. 4h. Docket No. 59-03 PP; Meridian North Subdivision (Primary Plat) The applicant seeks approval to plat a 2-10t commercial subdivision on 8.486 acres. The site is located at the southwest comer of West Smokey Row Road and US 31. The site is zoned B- SlBusiness within the US 31 Overlay Zone. Filed by Adam Dehart of Keeler-Webb Associates for F. C. C. Development Corporation. The applicant is requesting approval of a Development Plan and ADLS (item 5i on the Agenda) for the construction of an office building. The site is generally located at the southwest corner of 136th Street and US 31. Please see the informational packet prepared by the applicant. In addition to the DP/ ADLS application the applicant has filed two zoning waiver applications related to the building height and parcel size, a Primary Plat has also been filed to allow the legal separation of the two tracts illustrated on the plans. A public hearing for the zoning waivers and Plat were not held in April due to notice constraints. However, the Committee did discuss the concepts behind these requests. The Special Study Committee forwards a 6-0 favorable recommendation to the full Plan Commission on the DPI ADLS request. The Department recommends that the Plan Commission approve the DP/ADLS petition. We further recommend a suspension of the rules following the public hearing on the Zoning Waivers and Primary Plat to vote on them this evening.
