The applicant seeks to construct a multi-tenant building. The site is located at the
southwest comer of 136th Street and US 31. The site is zoned B-5/Business and is within
the US 31 Overlay Zone.

The applicant is requesting approval of a Development Plan and ADLS for the construction of an
office building. The site is generally located at the southwest comer of 136th Street and US 31.
Please see the informational packet prepared by the applicant.
In addition to DP/ADLS approval the applicant has submitted two waiver applications, one for
height and the other to allow a site of less than five acres to be considered. The public hearings
for those items will be held next month. In addition the applicant has submitted a Primary Plat
application for review by the Plan Commission in May. The applicant is requesting that the
waivers be discussed as part of this application. They would like, if found satisfactory after the
public hearing, for the Plan Commission to take [mal action on the waivers and Plat next month.
The Department is not opposed to this concept. The need for the waivers came out of discussion
after the initial filing and the Primary Plat is a subdivision for this building and the adjacent
commercial parcel (two lot subdivision with land plans already approved/in review).
The Department has one additional request for information regarding Lighting. The applicant
should provide a cut sheet needs illustrating the type of proposed light fixtures for the parking
area and a photometric illustrating 0.3 and 0.1 footcandle line.
The Department recommends that this item be forwarded to the Special Studies Committee
on May 13th for further discussion.
