'0 Vi. ..-- ---- ..-- ,/ ----- --- .~ MAGNUFORM@II Introdl.lction Hubbell presents a touch of class with MAGNUFORM<lJl II RC luminaire incor- porating a clean, uncomplicated design with efficient lighting and easy installa- tion and maintenance. Its rectangular housing provides sharp cutoff control for uniform area lighting. With a wide range of optical assemblies and adjustable socket system, the RC series is ideal for shopping centers, parking areas, tennis courts, car lots, commercial and indus- trial complexes, roadway or any area where luminaire styling contributes to the visual environment. Uniform Light Levels Magnuform II's illumination is excellent at mounting heights of 15 to 50 feet. Controlled lighting, a characteristic of the Magnuform Series, is produced by a horizontal burning lamp and an anodized reflector system. This com- bination assures uniform light levels. The Magnuform II Series produces a sharp cutoff for increased visibility, reduced glare, improved lighting uniformity and an excellent pole spacing to mounting height ratio. And its design provides an extremely economical and energy efficient lighting system. Without a doubt, this luminaire is an ideal choice for areas where its distinctive geometric style and light pattern will complement any architectural area. In style, performance, and energy effi- ciency, Magnuform II excels in both new construction installations and the retro- lighting of existing systems. Styled for Today The Magnuform II RC Series adds to the aesthetic aura of any facility. Its geometric styling is bold and clean, helping to accentuate a broad spectrum of building designs. Hubbell has com- bined today's modern lightweight metals with sophisticated coatings and diligent craftsmanship to provide you with the best possible luminaire design. A rugged, one-piece, formed and welded luminaire body assures struc- tural and environmental integrity Its components are protected from the elements by a completely enclosed housing. The fixture!s appearance is enhanced by Hubbell's patented Leklrocote@ finish, providing years of durable, maintenance-free performance. This protective process consists of an electrostatically applied 2-mil powder coating which produces a smooth satin. finish with a chip resistance of 4H penCil hardness. Maintenance Ease Relamping is quickly and easily ac- complished without the use of tools by utilizing spring-loaded latches located on the extruded aluminum door frame. Once opened. you have entry to the optical and Powr-Panl@ assembly. The fixture's lens is flat, tempered, and impact resistant glass which is sealed with high-quality silicone gasketing. This ensures a positive seal against dirt, moisture, and air-borne contaminants. Controlled Lighting The optical assembly is a one or two~ piece formed aluminum reflector providing maximum light distribution, efficiency, and improved lamp life. The reflector is protected with a tough Anodali!> finish. and produces an IES Type II or ill roadway distribution pattern. This luminaire series also features a mogul-base porcelain socket assembly that allows easy field adjustment to obtain various IES light distribution pat- terns. An IES Type IV forward throw luminaire with sharp cutoff behind the luminaire, or Type V symmetrical dis- tribution luminaire is available. The combination of this photometrically-effi- cient reflector system with a horizontally- mounted lamp provides high efficiencies of 70% to 80% for maximum illumination of large areas and the best possible ratio of pole spacing to luminaire mounting height A house-side shield is available for increased cutoff for residential applica- tions. Up to 70% of the illumination behind the fixture may be eliminated. Easy Installation Hubbell designs each luminaire for fast and easy installation, thereby reducing installation time A complete selection of mounting arms, adapters and tenon fit- ters are available to suit both typical and unique installations. To expedite installa- tion, the Powr-Panl system has all electrical components mounted on a pre-galvanized steel plate, held in place by spring loaded latches, pre-wired with quick disconnect plugs for fast and easy wiring. J . ~ lLCo" '. ;> Optical Systems ((~-- ~ '. RCM- For wider distribution and better uniformity, ReM offers a one-piece specular reflector in a type V square cutoff distribution pattern. Ideal for new construction or retrofitting street lighting, parking lots, malls or any general area needing illumination. Indiana 46032 Re.: MERIDIAN NORTH MEDICAL 136lh Street / North Meridian Street Carmel, Indiana KWA Project No.: 0010-034 PROJECT NARRATIVE This project is being resubmitted for review for ADLS and Development Plan approval of the above facility. Currently, the 2.349-Acre site is unoccupied and an existing medical building lies to the east of the site, which is also within the B5 zoning classification. This site does fall within the US 31 overlay zone. We propose to install a 21,110 sq. ft. two-story medical office building on the site. The site is designed to accommodate the needs of the revised facility, maintain existing vegetation along the west property line, and the area within the f100dway of LitUe Cool Creek. We expect the structure to have 4 professional or medical office tenants. Access will be provided at the existing entrance to the Beeson Surgery Center northeast of the proposed building. This entrance is a common ingress/egress entrance for both properties. The structure will be of Contemporary design with full height masonry and wood trim, colors to blend with the existing medical office building. Roof and parking lot drainage will be conveyed to the storm sewers in the parking area and then to the existing detention pond along the south property line. This detention facility was previously sized to accommodate the impervious area increase this facility creates. The water and sanitary sewer mains lie within the adjacent right-of-way or easements and will provide the necessary domestic service and fire protection. The fire service connection and fire suppression system will be reviewed in a meeting with the engineer and the fire department. The interior parking areas will be provided with security lighting from the pole lights as shown on the attached landscaping and lighting plan. The landscaping plan reflects required plantings along the north and south street buffer yards, and internal plantings within the parking lot Coach lights will provide entrance lighting at the tenant entrances along the north elevation. The sign age package for this project is based on the project being classified as a multi-tenant. multi-story facility. The site has frontage along 136lh Street and US 31. therefore, we are proposing one ground mounted identification sign along 136lh Street, and a wall identification sign on the south elevation of the building. The proposed signage will match the color, style. material, and lettering of the signage as shown on the ground sign detail. If you have any questions or comments please do not hesitate to contact our office at any time. Respectfully, KEELER-WEBB ASSOCIATES ~-/d- Adam DeHart, LS Project Manager OD10.034b.doc 1
