The applicant seeks approval of five ADLS applications for the overall site and various
buildings within the Clay Terrace devylopment. The site is located at the southwest
comer of US Highway 31 and East 146111 Street.
Filed by Mark Jang of Lauth Property Group.
The applicant is requesting ADLS approval of several buildings within the Clay Terrace PUD.
They are also seeking approval of the overall landscaping, and lighting. Signage has been
removed from this request and will be returned to the Committee for discussion on July 1,2003
for subsequent action by the full Plan Commission at a later date. Please refer to the information
packet distributed on June 6th for the elevations, landscaping, and lighting forwarded by the
Special Studies Committee.
The Special Studies Committee forwards a 4-0 favorable recommendation to the full Plan
Commission subject to conditions.
The Department recommends that the Plan Commission approve the ADLS as revised
subject to the following conditions:
1. That revisions are made to the elevatio~ls on buildings B-19 and B-21 removing the EIFS
"boxes" and replacing them appropriate material to match adjacent building fayade.
2. That the text regarding overhead doorsTead to match adjacent building colors and
renderings be updated accordingly for future petitions.
3. That wall-mounted lighting be used as opposed to ground mounted lights within sidewalk
areas/corridors.
