Consistent with the approval by the Special Studies Corrunittee, (the
II Committee II), of the architectural design, lighti~g and landscaping for the several
buildings within the Planned Unit Development to be known as Clay Terrace, Lauth
Property Group agrees to the approval by the full Plan Commission of the architectural
design, lighting and landscaping under the above-referenced docket numbers, subject
to the following conditions:
1. The elevation drawings for Buildings B19 and B22, will be revised to remove the
EIFS facade areas and to insert building material to match the adjacent building facade
in those areas.
2. Wall art and trellises will be provided generally in the disrribution and quantity
shown on the elevations and plans; however, the actual location of the wall art and
trellises may vary from the locations shown on the elevations and plans.
3. The elevations will be revised to show that the color of overhead doors will
match the color of the adjacent building facade materials, consistent with the text detail.,
4. Wall mounted fixtures in the style used in the parking area, (approved by the
Committee), will be installed in the walkways from the parking areas to Clay Terrace
Boulevard and other walkways between buildings in the development.

Relative to your ongoing study of the US31 corridor north ofI-465, our site consultant had the
opportunity to recently (12/3/02) review with Parsons the current schematics being considered by
them as possible interchange geometric options. We-recognize other options may also be
considered prior to submittal of the DEIS and subsequent Public Hearing.
The three schematics could be generally described, as they affect Our development; i.e., the SW
quadrant of l46th and US31.as follows:
t. MIS Study Plan, providing a S8 US3 t entrance/exit to new Rangeline Road south of 146th
Street to the west, with "Y" RJW take sho'WtL
2. A SB loop ramp fromUS31, with loop in the SW qu.adrant of1461h and US31. This loop
along willi a SB "on" leg would eliminate Rangeline Road connection to 1461Jl Sn-eet from
south.
3. A "tight diamond" interchange ramp system, providing SB '.on" to US31 from 146th Street at
our project's location, the SW quadrant of 146111 and US3l.
You need to be a.ware offact that our development plan allowsfor future RIW considerations per
the available schematic plans for both first and.third alternative as identified above. Our
buildings and p~king, as currently presented will not be compromised by either of these
schemes.
