Elevations of Proposed Building u o o u o o u u o u u o r~ U U U u [J u (j EXPLANATION OF REQUEST Old Meridian, LLC, the principal of which is Ersal Ozedmir, is the owner of approximately 2.5 acres of real estate located on the east side of Old Meridian, between Main Street on the nOl111 and East Carmel Drive on the south. The real estate is zoned OM/MU (Old Meridian/Mixed Use). Old Meridian, LLC intends to develop the real estate to include two free-standing, upscale buildings, one of which is a four- story, 60,000 square foot, landmark building, which was approved earlier this year and which will occupy the portion of the site adjacent to Old Meridian Street (the "Approved Building"). The second building (the "Proposed Bullding"), located east of the Approved Building, is the subject of this request. The location of both buildings is identified on the site plan that is included behind Tab 2 ofthis Brochure. On August 19th Old Meridian, LLC, appeared before the Plan Commission for the initial review of the Proposed Building and on September 2nd they appeared before the Special Studies Committee. The Special Studies Committee reviewed the proposal and rendered a positive recommendation for approval of the proposed Building back to the full Plan Commission. FU11her, on August 25th the Board of Zoning Appeals approved all the variances that Old Meridian, LLC, was seeking for this project. Since the August 19th Plan Commission meeting, Old Meridian, LLC, as suggested by the Plan Commission, has made revisions to the architecture and design of the Proposed Building so that it better compliments the Approved Building. In this regard, included within this brochure are the following exhibits which were reviewed by the Special Studies Committee: Tab 2- This exhibit is the site plan which was slightly revised to add some additional landscaping that the Urban Forester requested. Tab 3 _ This exhibit is a perspective rendering showing the Approved Building in the context of the Proposed Building illustrating the compatibility of the buildings and how they compliment each other. Tab 4- This ex.hibit is a perspective rendering showing the view of the northwest corner and the southwest corner of the Proposed Building. Tab 5 _ This exhibit is a drawing that shows all 4 elevations of the proposed Building.
