Findings of Fact Form I u o u Domain at tile Legacy Development Re,port o u [J Pittman Partners is proposing to develop approximately 5.46 acres of the Legacy master planned neighborhood into a residential enclave of al ley loaded single fami ly homes. Homes such as these are the most identifiable residential options in traditional neighborhood developments such as the Legacy and provide the foundation for the walkable, interacti ve attributes of successful ne,igh borhoods. The parcel itself is irregular in shape and is located adjacent to and east of Community Drive, north of and adjacent to Cherry Creek Boulevard, southwest of and adjacent to the 57 acre wetland park and wildlife sanctuary. D o D As planned, this enclave will provide 33 single family delach<;:d homes. During the approval process for the Legacy PUD Ordinance this area was defined as neighborhood residential and is subject to the development standards included in this packet. The homes will be built by Domain Residential and will be a new product for this market The homes are being specifically designed for Ihis site and feature the architectural styles that will help make the Legacy unique All common areas will be heavily landscaped which will complement the architectlrre and extensive landscaping of the homes; while at the same time creating garde.ns for the neighbors to enjoy. Entry ways will provide for an in/ormal entry: ensuring that this section is seen as an interconnected piece of the neighborhood as a WllOle. We will provide a system of sidewalks throughout the enclave that will provide pedestrian access to all neighbors and ultimately connect this area with the master planned trail and open spaee system at the Legacy. [J o D o The developer, project land planner, architect, landscape architect, and the civil engineering film were given the task of designing a neighborhood on a parcel that was subject to many challenges and opportunities. The result of this cHort is a well planned enclave that responds to the neighborhood of which it will be a part.
