Docket No. 08080019 ADLS Amend: Opus Landmarl, at Meridian - Sign Package The applicant ~eeks approval for a new sign package. The site is located at 12911, 12811, 12711 N. Meridian St.and is zoned B-2 within the US 31 Overlay. Filed by Ryan Albright of Opus North Corporation. The applicant seeks to establish a new sign package for this site. The ground signs on site currently say Opus Landmark at Meridian. The signs will now say Capital Group Companies. The proposed signs an:: wall signs, ground signs, dil'ectory signs and directional signs. There are no existing wall, directory or directional signs at this time. There are three proposed wall signs, one for each building. They will face US 31. IND 1 and 2 will have 99 sq. ft. signs and IND 3 will have a 50 sq. ft sign. 'The sign size allowed for each building according to the Sign Ordinance is 100 sq. ft. The Department would like to know if the Petitioner has decided what the names on each building will be. Also, the petitioner needs to propose color and lighting style for the three signs to maintain unity in the center. The Department would suggest a day/night plex coloring, with black during thee day and white at night. This would require an individually illuminated channel letter sign type. There are two exjsting Center Identification ground signs that will be modified to the new design to read: Capital Group Companies. One existing sign is located at the northeast corner of Carmel Dr. and US 31, The second existing sign is located at the (existing) northern entrance to IND 1-2 on Pennsylvania St. The third sign (a proposed new sign) will be placed at the (proposed) southern entrance on Pennsyl vania St. to lND 2-3, and it will be a ground identification sign. The Center Identification ground sigl110cated at the northeast corner'of Carmel Dr. and US 31 is allowed 8 feet in height and 100 sq. ft. in sign area (drawing a rectangle directly around the signage portions). The proposed dimensions of the entire sign are 5 feet by 20 feet (l00 sq ft). The other two signs facing Pennsylvania St. are allowed 6 ft. in height and 75 sq. ft. in sign area. The petitioner will need to provide a detailed rendering of the dimensions of the actual sign area to make sure the sign size is in compliance with the Sign Ordinance. These signs will be extemally illuminated, and will each be placed in a fully landscaped island. . In essence, the current signs will now have a "cabinet" placed over the existing concrete monument sign. Petitioner, please bring a sample of the material that will.be u<;ed to place this "cover" over the existing monument signs. Or, bring photos of existing similar sign types. There are four proposed directory signs. These signs will be 5 feet tall and 15 sq. fi. in area; 20 sq. ft. is allowed per the Sign Ordinance. Petitioner, please verify if the sign will be illuminated. It will be constructed out of a granite base with a brushed aluminum face that will be placed over the granite. Please refer to your info packet for more specific details. Each sign will have Capital Group Companies text at the top and perhaps list the different divisions of the company located within each building. Petitioner, plea'ie verify this. Each sign will be placed in a fully landscaped planting bed. The first one will be located at the end of the southern entrance to [ND 3 (from Pennsylvania St.), directly in front of (east) of the building. It will be placed il1 a grassy island and appropriately landscaped. It wi1J ~J be the first thing vehicles 'see when driving into the complex. The second directory sign wi]! be located in front of IND 2. This sign wj]] be located directly next to (right side) the entrance of the building. The third directory sign will be located at the end of the northern entrance to the site from Pennsylvania SL. The petitioner will need to notify staff and the Committee of plans for the existing concrete waWsign thathas the name oftbis building on it. There will be a second directory sign for this building, located in front of the main entrance to IND 1. The petitioner will need to explain the . reasoning for two signs to be located so closely to this building. Only one directory sign is allowed per . building. Will there be different text on each sign? If not, perhaps a small directional sign will do instead. There are three proposed directional signs. They will be constructed out of a granite base with a brushed aluminum face that will be placed over the granite. Please refer to your packet for more specific details. These signs will be 3 feet in height and the sign area will be less than three square feet, therefore making them exempt signs. The Petitioner will need to provide dimensions for. the actual sign area on this sign to ensure it complies with the Sign Ordinance, Will the signs be illuminated? The Petitioner wiD need to verify this. Each sign will be landscaped and placed in an island/planting bed. These signs will provide directional information for persons traveling from one building to another. Two of these signs will be located near IND 3. One will be at the north end and another at the south end. The Petitioner will need to display exactly what text will be on each of these signs. The third directional sign will be located at the north end of IND 1. It will specify where the service entrance is for that building. Petitioner, please verify this. . The Multi-Tenant Multi-Level Building section of the Sign Ordinance allows each one of these buildings to have olle wall or groLlnd sign per street frontage and one directOry sign to be placed at the exterior entrance to of the building. Per the Multi-Tenant Building Complex section of the Sign Ordinance, the site is allowed to have Center Identification ground signs for the complex. They are allowed one sign per street frontage. The Exempted Sign section of the Sign Ordinance provides for the small (exempt) directional signs. Petitinner, please present a befol'e alld after photo of each sign location with existing or no signage to mndified and new sign age. Outstanding comments/concerns: 1, Petitioner: Please have a response to all balded areas listed above. 2. Sign permits will need to be acquired prior to installing any of the signs. The Dept. of Community Services recommends the Committee approve this item, after all questions/concerns are addressed.
