August 19, 2008
21. Docket No. 08050033 DP/ADLS: Stout Shoes Buildings
The applicant seeks site plan and design approval for two retaillolIice buildings. The site
is located at 13155 Oldlvleridian St. and is zoned Old Meridian District! Mixed Use.
Filed by Mike Cook of Wooden & McLaughlin LLP for Old Meridian & Main
Properties, LLC.
The appl ican! seeks site plan and design approval for two retail/office buildings on 3.196 acres northeast
of the intersection of Old Meridian Street and Main Street. This will be the first phase of a two-phase
development. On-street parking has been added. Please refer to the petitioner's information packet for
more detail.
At the June BZA meeting, variances were approved for:
4iI Retail uses in excess of 50%
Cl Height under 28' lOne occupiable floor
. Setback of less than ] 0 feet
~ Site plan to match adopted Old Meridian plan
· Frontage less than 70' along ROW
Outstanding comments/concerns from Staff:
J. Provide a copy of the Findings of Fact sheet at the meeting, found in the application.
2. A revised lighting plan with light fixture details was never submitted showing street lighting along
old meridian, per the adopted city style.
3. Please verify that signage color and type will be determined with a separate ADLS Amendment
approval at a later date. Verify that signage numberltype/size will comply with the Sign Ordinance.
4. The Forestry Dept has approved tbe landscape plan.
5. The petitioner should provide the Dept of Engineering's approval status of the plans.
July 15 Commission meeting comments/concerns:
I. Look at the distance between the 2 buildings and address the heights, air flow, day light, etc.
2. Add an outdoor dining area to the south side of the building. .
3. The site needs more greenery and landseapedislands.
4. The blank wall 011 the south building elevation can be fixed with brick patterns, faux windows, etc.
At the August 5 Committee meeting:
L The petitioner must have the final lighting plan from DOCS and final drainage plan approval from
the Engineering Dept
2. The petitioner must have the final landscape plan approval from the Forestry Dept.
3 The full sign package must be finalized. The petitioner should also add a provision for signage for
the rear doors, such as door signs.
4. The petitioner should provide a front elevation that shows the front grade changes between the
parking lot buildings/plaza, and sidewalks.
After all concerns/questions are addressed, the Department of Community Services recommends
the Commission votes to approve this item with the condition of final Engineering Dept approval of
the Construction Documents.
