7. Docket No. 08050033 DP/ADLS: Stout Shoes Buildings
The applicant seeks site plan and design approval for two retail/office buildings. The site is
located nt 13100-13155 Old Meridian Street and is zoned Old Meridian District! Mixed Use.

The applicant seeks site plan and design approval for two retail/office buildings on 3.\ 96 acres northeast
of the intersection of Old Meridian Street and Main Street. This will be the first phase of a two-phase
development. On-street parking has been added. Please refer to the petitioner's information packet for
more detai I.
At the June BZA meeting, variances were approved for:
. Rctail uses in excess of 50%
. I-Ieightuncler 28' lOne occupiable floor
. Setback of less than 10 feet
· Site plan to match adopted Old Meridian plan
· Frontage less than 70' along ROW
Outstanding comments/concerns from Stall:
1. Sevcral pending comments from the Planning/Zoni ng Department' 5 review letter are below:
a. Comment 13- please provide an aerial photo with a site overlay.
b. Comment 22- on the new plans, it is still hard to see the sidewalk/path extending up to the
north property line, north of the n011he111 driveway.
c. Comm(;nt 28 - a rcvised lighting plan was never submitted showing street lighting along old
meridian, per the adopted city style.
d. Comments 30 & 31 -foot-candle measurements on the lighting plan cannot exceed 0.5 at the
property lines; your lighting plan does not show foot-candle limits at the property lines. Does
this mean the foot-candle measurement is zero?
c. Comment 40- provide an update on the city forester's requirement of a tree inventory and/or a
tree preservation plan.
2. Please. verify that signage color and type will be determined with a separate ADLS Amendment
approval at a later date. if not, please provide more detail on the signage dimensions, colors,
locations, etc.
3. The petitioner should provide the Forestry Dept' s approval status of the landscape plan.
4. The petitioncr should provide the Dept of Engineering's approval status of the plan, since they had
major issues with this site.
July 15 Commission meeting comments/concerns:
L Look at the distance between the 2 buiidings and address the heights, air now, day light, etc.
2. Add an outdoor dining area to the south side of the building.
3. The site needs more greenery and landscaped islands.
4. The blank wall on the south building elevation can be fixed with brick patterns, faux windows, etc.
The Department of Community Services recommends the Committee forward this back to the
August 19 Plan Commission meeting with a favorable recommendation, only after all
concerns/questions al'e addressed.
