Docket No. 08060014 PP: umo West The applicant seeks primary plat approval for 2 lots on 1.88 acres. The site is located at 1800 W 106111 St. and is zoned S-l/Residence. Filed by Lance Ferrell of Banning Engineering for 1800 106"h Street Partners, LLC. This proposed pIal is considered a minor subdivision because it is Jess than 5 acres in size and is less than 5 lols in number. It is also exempt from the requirements of the open space ordinance, since it is a minor subdivision. Each lot will be approximately 0.7 acres in size. Road right-of-way will be dedicated pursuant to the Thoroughfare Plan, ancl the required lO-ft wide asphalt path as prescribed by the Alternative Transportation Plan will be constructed by the homeowners. The petitioner has agreed to follow the Draft Residential Architectural Design Standards, as well. Please see the plan commission's informational brochure for more info. As a side note, a variance for a front yard st:tback reduclionli"orn 40- ft lo 25-ft is actively being pursued in front of the Board of Zoning Appeals. This is mostly due to the fact that Crooked Stick Gold Course is inum:diately north of this site.
