I would appreciate very much if the Zoning Co.nm.

been hanging fire since Dec. 5-1960, and unless I
go ahead and sell the ent~re acreage it means quite
a delay in starting selling lot,s which I would prefen
to do.
Inasmuch as the Town Board is composed of five members,
three of which are on the Zoning Cornn, would appreciate
if they could see. their way clear to act as they did
with Mr. Sherman Wilson's case and have these men
sign the same night instead of dragging same on.

CHECK-LIST FOR PRELIMINARY PLAT APPROVAL
A subdivider desiri:ng preliminary approval of a plat of a subdivision of
any land lying -wi thin the Jurisdiction of the Commission, shall submit a written
~plication therefore to the Commission. Such applic~tion shall be accompanied
by the information, reouirements and plans set forth as follows, all in accordance
wi th the requirements set forth in Ordinance 27 ~ Z B ,.' and~ 29.
Step 1. Preliminary Plat for Subdivision
A. The owner or subdivider shall provide a preliminary plan of the subdivision
which shall show the manner in l\Thich the proposed subdivision is coordinated
with the Master ~lan and its provisions; specifically, with relation to the
requirements of the Thoroughfare Plan; school and recreational sites;
"': shopping centers; community facHi ttes; sanit.ation; water supply and
drainage; and oth8r developments existing and proposed, i~ the vicinity;
provided, h01-TeVer, that no land shall be subdivided for residential use
llllless adequate access to the land over improved streets or thoroughfares
exists or will be provided by the subdj.vider, or if such land is considered
by the Comrr~ssion to be lli~suitable fer such use by reason of floodinr or
improper drainage, objectionable earth amd roCk formation, topography, ar
;~ any other feature harmful to the health and safety of possible residents
and the co~nunity as a whole.
B. The subdivider shall provide the following:
1. Location Map (which may be prepared by indicating the data by
notations on available maps) showing:
a. Subdivision name and location.
b. Any thorourrhfares related to the subdivision.
c. Existing. elementary 8.nd high schools, parks a.nd playgrounds,
serving the area proposed to be subdivided, and other community
facilities.
d. Title, scale, north point and date.
2. A Preliminary Plat showing:
a. Proposed name of the subdivision.
b. Names and addresses of the owner, subdivider and the city planner,
land planning consultant, engineer or surveyor, who prepared the
plan.
c. Streets and rights-of-way, an and adjoining the site of the proposed
SUbdivision, showing the names (which shall not duplicate other
names of streets in the community) and including roadway widths,
approxima.te gradients, types and widths of pavement, curbs,
Sidewalks, cross-walks, tree-planting and other pertinent data.

C. The application shall be accompanied by a certified check or money order
in the amount of ten dollars unO. 00) ph:s twenty-fi va cents (25~) for
each lot in the proposed subdivision with a minimum total charge of
fifteen dollars (~15.00) to cover the cost of cheCking and verifying the
proposed plat, and such amount shall be depositGld in the General Fund.
*The Preli~~nary Plat of the subdivision shall be drawn to a scale of
fifty (50) feet to one (1) inch, or one hundred (100) feet to one (1)
inch; provided, however, that if the resulting drawing would be over thirty-
six (36) inches in shortest dimE'.nsion, 2.. scale as recorrunended by the
Commission may be used.
Step 2. Preliminary Pla,t Approval
A. After an application for approval of a plat of a subdivision, together
with two (2) copios of all maps and data, has been filed, the Commission
shall review the Prelimina.ry Plat and accept -the application and plat, or
return them to the subdivider with suggestions for changes. No application
will be considered at a meeting unless it has been filed with the Commission
at least ten (10) days before the date of such meeting.

After the, Commission has accepted an application and Preliminary Plat, it
shall set a date for a hearing, notify the applicant in writing, and notify
by general publication or otherwise, any person or governmental unit havins
a probable interest in the proposed plat. The cost of publication of the
Notice of Hearing shall he met by, the applicant.
Following the hearing. on the Preliminary Plat, the Commission will. notify
the applicant in writing that it r~s approved the Preliminary Blat and is
ready to receive the Final Plat, or Hill advise the applicant of any
further changes. in the Preliminary Plat which are required or should
have consideration before approval will be given.

METES AND BOUNDS DESCRIPTION
The metes and bounds description of Gay-Lyn Estates is set out in the
upper right-hand corner of the plat, copies of which have been filed
with petition to change zoning ordinance.
The petitioner is reserving a small tract of real estate immediately
north of the Gray Road a.nd approximately .in the center of the Gay-
Lyn Estates Addition for her own home, and. this tract, of course, is
not included i.n the description of Gay-Lyn Estates. The following
description includes all of Gay-Lyn Estates and also inclu.des the
small area reserved by the petitioner upon which her dwelling house
and residence is now located:
Begin at a point in the south line of said quarter section
409 feet east of the east line of the Monon Railroad right
of way; thence north parallel to said right-of-way line
89.5.6 feet; thence east parallel with the south line of
said quarter section 892.6 feet; thence south parallel with
th~ east line of said quarter section a distance of 895.6
feet to the south line of said quarter section; thence west
along the south line of said quarter section 892.6 feet to
the place of beginning, in Sec. IJ, Twp. 18 N., R. 5 E. in

DESCRIPTION OF CHANGE APPLIED FOR
The change applied for is for amendment of the Thoroughfare
Plan Ordinance as to the east and west Gray Road lying west
of Highway 31 now designated as "Arterial - Primaryll calling
for a proposed 200-foot right of way. The change requested
in the amendment is that the Thoroughfare Plan Ordinance
narrON this thoroughfare to the classification of "Arterial -
Secondaryll with a proposed 90-foot right of way.
