Carmel, IN 46032 317-846-5256 Sept. 29, 2008 Memebers Of Board Of Zoning Appeals Carmel City Hall Carmel, Indiana Dear Members of the BZA Sub: Request for siqnage variance for the rebuild of Carmel Dairy Queen As you are aware due to the tragic fire which totally destroyed the Carmel Dairy Queen, on May 29, 2008, the decision was taken to rebuild this Long time Carmel land mark. At first, we wanted to rebuild at the same foot print, as the old one using the same design building. However after very lengthy discussions with the City of Carmel's officials, we were persuades to build in conformity of the North Rangeline Road corridor vision. During this process, we acted as mediators between pleasing the city officials and at the same time maintain the image of the American Dairy Queen and their design criteria. . w In order to comply with the city's requirements, we had to bring the building closer to the street, change many of the construction finishes from those required by the ADQ to the ones requested by the city, namely, no metal panels on the facades, an all brick building, special custom made cornice on the total parameter of the building, shop windows on the west end in the chimney facing Rangeline Road, comply with city's storm water requirements, allowing for a ten foot easment for future city road expansions, change the curb cuts, just to name a few. In this redesign process, we were faced with a number of signage issues with required us to request this variance to allow us to use the signs as detailed in the attached drawings. 1- Frontage sign to replace the old sign we had which measured 9' 6" x 6' 6" facing Rangeline Rd.A and B on the drawing. 2- South side facing sign (main entrance) C and 0 on the drawings 3- North side sign size. this is required due to the change in relocating the building closer to the street thus making the front sign less visible for traffic traveling south on Rangeline Rd By requesting this variance we are giving up the monument sign we already have measuring 13'6"x6' Thank you for considering this variance. ~ u CARMEUCLA Y ADVISORY BOARD OF ZONING APPEALS Carmel, Indiana U Docket No.: Petitioner: FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE (Ballot Sheet) 1 . 2.
