'* Ot1((lcD~ Plan Review Date: August 27, 2004 Soils hlforrnation: MmA Miami silt loam, 0 to.2 percent slopes This is a well drained soil with a water table at a depth greater than 40 inches. This soil is located on rises on till plains; slopes are 0 to 2 percent. The native vegetation is hardwood forest. The surface layer is silt loam and has moderately low to moderate organic matter content (1.0 to 3.0 percent). Pemleability is very slow (<0.06 in/hr) in the most restrictive layer above 60 inches. Available water capacity is high (9.5 inches in the upper 60 inches). The pH of the surface layer in non-limed areas is 5.1 to 6.5. It is designated 110t highly erodible (class 3) in the Highly Erodible Land (BEL) classification system. Additional information about soil!? is available in the "Soil Survey of Hamilton County". The engineer and/or developer should consider the need for an c;msite soils investigation. I have reviewed the plans for this project and have the following comments: o Water quality practices should be considcred as you plan the project. Upon initial review, these include the following items: lit Comer Lots: Comer lots have 2 front yards and only 1 side yard. This needs to be shown accordingly. o Side yards: While the required side yard setback is 10 feet, the required aggregate side yard setback is 25 feet. This needs to be shown accordingly. I) Alternative Transportation: Sidewalks will be required along all existing perimeter streets, as well as on both sides of the new access street between .Wild Cherry Lane and Haverstick Road. These sidewalks must be a minimum of 5 feet in width. As per the Transportation Plan, a 10 foot separated multi-use path will be required along 96th Street. e Dwellings adjacent to 96th Street: As per 6.05.07 of the Subdivision Control Ordinance, dwellings adj acent to parkways must face toward the parkways. Access would still be required as shown, however these dwellings must face 96th Street. fit Northeast Comer Lot (adjacent to Haverstick Road): Given that Haverstick is a higher designation roadway than the proposed access street, this dwelling would be required to face Haverstick (but derive access from the proposed access street).
