The applicant seeks to create a mixed-use residential/retail building with underground parking. The
site is located at the NW corner of 1 ~t Ave NW & Main St. and is zoned C-2/0Id Town.
Filed by the Carmel Redevelopment Commission.
Overview, Les Olds:
Joint Venture between CRC and Keystone Construction; parcel is currently undeveloped except for VFW. CRC
is elm-ently negotiating with VFW to relocate or build a new facility on site as a part of this project. All utilities
will be underground and new to the site.
Overview, Dan MoriaJ"ty: 150 apaltment units over retail and underground parking-total 406 spaces-
includes a court yard with public space, pool for residents and balance of space for events in Old Town; also
provides for two prominent locations for restaurants. Project will include public restrooms on tlrst floor to
serve Manon Trail and Arts District activities.

The applicant seeks to create a multi-building mixed use development with a parking garage. The
site is located NE of Gradle Dr & 3rd Ave SW and is zoned C-I/City Center. Filed by Pedcor.
Overview, Le~ Olds:
Project is joint venture with Pedcor and part of public area in master plan for City Center
Development; contains open courtyard green space-Mixed Use-includes theatre complex and parking
structure for concert hall. Project will also include an energy center to provide chilled and hot water. Utilities
will be taken underground; John Gradle will gTant an easement to accommodate as well as temporary easement
for construction vehicles. Existing easement in place can be intruded upon-meant for use as a connector
between Monon and Third Ave.
Overview, Laurance Armstrong:
Project surrounds a 5-story, 726 space parking garage-contains two, 4-story office buildings and one three-
story office building-shared lobby, potential restaurant, retail on ground floor with live/work units-flats and
townhomes-main entrance has elevator lobby. Also includes a 500 seat community theater. Architectural
elements: pre-cast concrete, stamped brick and stamped profiles-lots of atiiculation for richness and depth-
acid-etched finish like limestone, brick veneer embedded in pre-east-will allow screening fOT vehicles. LEED
component buildings
Public Concerns:
o Manon right-of-way location-little sepmation of space-creates a "choke point"
