The applicant seeks to create a mixed-use residentiallretail building with underground
parking. The site is located at the NW comer of 1 s! Ave NW & Main St. and is zoned C-
2/01d TawIl. Filed by the Carmel Redevelopment Commission.
The applicant seeks DP/ADLS approval a mixed use project with two levels of below grade
parking, at-grade retail, and 3 floors of residential uses. This is allan approximately 2 acres.
The Carmel Redevelopment Commission approved all aspects of the project. The Technical
Advisory Committee last reviewed this project in September 2008. On 11/19/2008, the Carmel
City COllneil rezoned this property to the C-2/City Center District.
DOCS comments/concerns:
I. The City Forester has suggested species slIbstiwtiol1s to better fit the planting areas and
minimize future maintenance. Please also refer to the planting details suggested by the
City Forester.
2. Please provide trash dumpster details: location, elevations, and screening.
3. Please provide the flour plans of all floors, including the parking garage.
4. Please provide the building materials and colors. Color elevalions are preferred.
5. Please provide the final Signagc Plan and Landscape Plan.
After all comments and concerns are addressed, the Department of Community Services
l"ecommends the Hearing Officer approve this item with two conditions: providing the final
landscape plan and signage plan.
