C. Docket No. 08080018 DP/ADLS: Carmel City Center, Parcel 7C,
Village on the Green
The applicant seeks to create a multi-building mixed use development with a parking
garage. The site is located NE of Gradle Dr & 3rd Ave SW. and is zoned C-I/City
Center. Filed by Pedcor.
The applicant seeks DP/ADLS approval of a mixed use project that includes: two 4-story office
buildings, one 3-story office building, a 500-seat community theater, a 5-story parking garage
with 726 spaces, the existing energy center, a shared lobby between the theater, a parking garage
and northeast office building, and the Monon Lofts: 5 stOties with retail on the ground iloor. This
is all on approximately 3.098.acres. The project will also provide an additional east-west
connection between the Monan Trail and Third Avenue SW.
The Carmel Redevelopment Commission approved all aspects of the project. The Technical
Advisory Committee last reviewed this project in September of 2008.
DOCS comments/concerns:
I.) Please showllabel the bike parking details and bike parking locations.
2.) The City Forester has suggested species substitutions to better fit the planting areas
and minimize future maintenance. Please also refer to the planting details suggested
by the City Forester. Please provide a final landscape plan, planting detai Is, and a
species legend.
3.) Please provide the parcel coverage for this site (which includes building footprint and
pavement). The maximum permitted is 80%.
4.) Please provide the final sign package that shows signage locations, sizes, colors,
details, etc.
5.) Provide the proof of public notice: affidavit, adjoiner list, newspaper affidavit,
certified mailing receipts, etc.
After all comments and concerns are addressed, the Department of Community Serviccs
I'ccommcnds the Hearing Officer approve this item with two conditiuns: providing the tinal
landscape plan and signage plan.
